An Energy\nPerformance Certificate, or EPC for short, is one of the many pieces of paperwork<\/a>\nthat you will need when selling or letting a property.<\/p>\n\n\n\n

An EPC tells a potential buyer\nor renter how energy efficient your property is, and rates this on an\nalphabetic scale \u2013 from G (lowest; very inefficient) to A (highest; very\nefficient). <\/p>\n\n\n\n

So, why do I need an EPC?<\/strong><\/h3>\n\n\n\n

It\u2019s a\u00a0legal requirement<\/a>, plain and simple and you can be fined if you do not comply. You must have an up-to-date EPC dated within the last 10 years to put your property on the market. If you are a landlord, you\u2019ll have to provide the EPC to prospective tenants at the earliest opportunity, and all adverts for both the sale and the letting of a property must include your EPC rating. <\/p>\n\n\n\n

How much will the EPC cost?<\/strong><\/h3>\n\n\n\n

It will cost you a fee to get an\nEPC for your property. But how much? <\/p>\n\n\n\n

The cost is dependent on things like the size and location of the property and the type of building. You can expect to pay a minimum of \u00a3119 if you purchase your EPC through Yopa\u2019s supplier, and this will cover the cost of the survey being completed by an accredited Domestic Energy Assessor and the production of an Energy Performance Certificate. <\/p>\n\n\n\n

How do I get an EPC?<\/strong><\/h3>\n\n\n\n

You can either find your own, accredited\nassessor by heading to www.gov.uk\/find-an-energy-assessor<\/a> or ask the\nestate agent marketing your property to arrange the EPC or recommend a local\nassessor. <\/p>\n\n\n\n

Whilst it may cost slightly more to purchase your EPC via your estate agent, if you want to get the ball rolling with your property as fast as possible, and you don\u2019t have an EPC yet, this can be the easiest and quickest option. If your estate agent is keen to secure your business you may be able to haggle on the price for the EPC, or the agent may even be willing to absorb the cost as an incentive to get you to sign on the dotted line. <\/p>\n\n\n\n

Do always check that an accredited<\/a> EPC\nassessor is undertaking your assessment though, regardless of which route you\nchoose.<\/p>\n\n\n\n

Is it really that important to have an EPC?<\/strong><\/h3>\n\n\n\n

Yes. Since May 2010, it has been\ncompulsory to have an EPC whether you are selling a property or letting it out.\n<\/p>\n\n\n\n

As of April 2018, it has been a legal requirement for anyone wishing to rent out a property to new tenants to have an EPC in place with a rating of E or higher. As of 1 April 2020, this also became the case for residential properties with existing tenants in place. For commercial buildings, the deadline for compliance was 1 April 2023. If you do not comply with these rules, you could face a significant fine. <\/p>\n\n\n\n

In January 2026<\/a>, the then Starmer government said that privately rented homes in England would be required to meet a new minimum energy-efficiency standard equivalent to EPC Band C by 1 October 2030, subject to a \u00a310,000 per-property cost cap and a range of exemptions<\/a>. The reformed standard would use new EPC metrics rather than simply the existing EPC rating methodology.<\/p>\n\n\n\n

Different regulations apply elsewhere in the UK. Wales has its own regulatory framework, while Scotland and Northern Ireland have separate requirements and timetables.<\/p>\n\n\n\n

You may have\na valid EPC already\u2026<\/strong><\/h3>\n\n\n\n

If the house has been sold or\nlet out within the past 10 years, there\u2019s a chance that your EPC might still be\nvalid. <\/p>\n\n\n\n

How do I improve my EPC rating?<\/strong><\/h3>\n\n\n\n

Homes with a higher EPC rating\nare naturally going to attract more interest and a higher price when it comes\nto selling or letting your property. If your EPC results suggest that you need\nto make your home more energy efficient before you put it on the market, check\nout the Energy Savings Trust\u2019s website<\/a>\nfor more advice.<\/p>\n\n\n\n

For buy-to-let property owners concerned about the cost implications, it is important to note that landlords are currently only expected to spend a maximum of \u00a310,000 on any remedial work to increase energy efficiency and there are also a number of grants available such as the boiler upgrade scheme<\/a> and the Energy Company Obligation Scheme<\/a> (ECO).<\/p>\n\n\n
