Pull the\nother one.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But, we think we\u2019ve got some rather compelling data that might change even the most cynical of minds. So pour yourself a cup of hot chocolate, get the marshmallows roasting on the open fire, and let\u2019s talk seasonal house sales.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For years, we\nhave seen press releases circulating about the <em>Great Post-Christmas Rush<\/em>.\nThe idea goes something as follows\u2026<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">By October and early November, the housing market begins to slow down as people turn their attention to the festive period. After all, no-one wants to think about <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/when-should-a-property-survey-be-undertaken\/\">surveys<\/a>, <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/guide-to-mortgages\/\">mortgages<\/a> and housing chains over their turkey dinner.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, as soon as Christmas is over and all the festive guests have departed, many of us realise that our houses no longer work for us and decide that by next Christmas we\u2019ll be in a brand new home. That&#8217;s when the great British public jump on to Rightmove and Zoopla and the wider property market gets a huge kick-start.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This is what&#8217;s known in the property market as the January Buyer Rush.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Boxing Day is traditionally the start of the <a href=\"https:\/\/www.yopa.co.uk\/properties\">buying<\/a> season, with greater numbers of people each year browsing property portals during the post-Christmas holiday period. On 26 December 2020, there were 54% move visits to the <a href=\"https:\/\/www.rightmove.co.uk\/\">Rightmove<\/a> website than a year previously, and a whooping 51 million <em>more<\/em> visitors between Boxing Day and the first working day of 2021. 2021 saw a further <a href=\"https:\/\/www.rightmove.co.uk\/press-centre\/busiest-ever-festive-period-as-home-hunters-make-new-years-resolution-to-move\/\">21% increase<\/a> in visitor numbers on 26 December to give Rightmove its busiest ever festive season. Even 2022, with its cost of living crisis and disastrous mini budget saw buyer demand hit a 4% increase by the first week of January 2023 when compared with figures in the last pre-pandemic year of 2019. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This spike in\ntraffic at the end of December and beginning of January is any home sellers\ndream, as the more eyeballs you have on your property, the more likely it is to\nsell\u2026 and sell fast.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Beating the\nrush<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">To really take\nadvantage of this surge in interest from would-be homebuyers though, you need\nto get a jump start and beat the new year rush. By putting your property on the\nmarket in November or December, you\u2019ll be giving yourself time to instruct an\nestate agent, have floor plans drawn up, photographs taken without the tree and\ntinsel, and get your <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/how-long-is-an-epc-valid\/\">all-important\nEPC<\/a>\ntaken care of, all before the surge in traffic to the property portals hits.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Best of all, by\nthe time that peak season rolls around, your property will be presented as\nnewly on-the-market, increasing its desirability and leading to increased\nvisibility in the property portals.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>It\u2019s all about\ntiming<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Few would argue that November and December are traditionally strong months for the property market, but they do present an opportunity that many people may not be aware of, with the number of views on Rightmove up <a href=\"https:\/\/www.rightmove.co.uk\/press-centre\/house-price-index\/december-2022\/\">11%<\/a> at the beginning of December 2022 in comparison to December 2021.
