So how much does this cost?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The short answer is nothing at all!<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.yopa.co.uk\/property-valuation\">Valuations<\/a> provided by estate agents are usually free because they know it\u2019s a great time to view the property, pitch their services and sell themselves to you. It\u2019s called customer contact time, and it\u2019s a key part of the estate agent business model.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Who does charge for valuations?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">There are a few times when you might have to pay for a valuation, though. A valuation conducted by a RICS <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/what-do-surveyors-look-for-during-a-house-survey\/\">surveyor<\/a>, for example, will generally come at a cost which is dependent on where you are located and the size and the value of the property. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Banks also charge for valuations that are related to <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/guide-to-mortgages\/\">mortgages<\/a>. Depending on who you\u2019re with, it might be free (although recovered through higher arrangement fees or interest) or it could cost several thousand pounds, again, depending on the size and value of the property. Some banks offer a flat rate, whereas others vary.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What do valuations cost the estate agent?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Valuations usually take a bit of research. The estate agent must research the local property market and how properties in that street and the wider area are selling. Most use software to track this information and offer a reasonably accurate initial valuation. Again, that usually has a price, although this is a per-month cost, not a per-use cost.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Next, they have to travel to the property to accurately assess it. While software provides a useful start, you cannot value a property without seeing it because much of the property\u2019s value depends on its condition and its liveability factor.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1000\" height=\"667\" src=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/wp-content\/uploads\/2019\/04\/valuation-done.jpg\" alt=\"\" class=\"wp-image-522\" srcset=\"https:\/\/cdn.yopacrm.yopa.co.uk\/homeowners-hub\/uploads\/2019\/04\/valuation-done.jpg 1000w, https:\/\/cdn.yopacrm.yopa.co.uk\/homeowners-hub\/uploads\/2019\/04\/valuation-done-300x200.jpg 300w, https:\/\/cdn.yopacrm.yopa.co.uk\/homeowners-hub\/uploads\/2019\/04\/valuation-done-768x512.jpg 768w, https:\/\/cdn.yopacrm.yopa.co.uk\/homeowners-hub\/uploads\/2019\/04\/valuation-done-50x33.jpg 50w\" sizes=\"auto, (max-width: 1000px) 100vw, 1000px\"><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">If, for example, a property has been gutted prior to renovation so it\u2019s no longer in a liveable state, its value falls. If, however, it\u2019s finished to an extremely high standard and has been extended, its value typically increases.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Therefore, you have mileage. Usually estate agents pay between 30p to 45p per mile or have a company car and pay for the fuel. In addition, you have the time spent getting to a property. In the middle of a busy city or out in exceptionally rural areas, this can add up. Even a 20-minute drive adds up to about an hour out of the office, allowing for getting into the car, finding a parking space and getting back.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Then there\u2019s the time to view the property, sell the estate agent\u2019s services and all the other parts that a valuer is expected to do. This typically takes between 30 minutes and 60 minutes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So just for one valuation, it takes perhaps two to three hours of the estate agent\u2019s time.
