With the cost of housing still high, as well as worries over the economy and cost of living concerns, many people are choosing to buy mobile homes as an alternative to more traditional housing stock. These properties are sometimes used as temporary accommodation when you\u2019re building a house, but in other cases, they may be part of a more permanent arrangement. If you\u2019re looking to sell<\/a> your mobile home to take advantage of this recent spike in interest, then this is the article for you!<\/p>\n\n\n\n

A quick note on stamp duty<\/h3>\n\n\n\n

In general, mobile homes, often called park homes, are exempt from stamp duty<\/a>. This is because they are not a permanent installation and can be moved. In the\u00a0eyes of the law<\/a>, they will often be considered just like caravans (mobile chattels). However, there are some crucial exceptions. If moving the park home requires damage to the land (such as digging up foundations or any form of demolition), it is likely to be considered a building for the purposes of stamp duty land tax. Your buyer would do well to find a specialist solicitor who can confirm whether stamp duty is applicable. If the buying price is under \u00a340,000 for a second property<\/a> or \u00a3250,000 for a primary property (\u00a3125,000 from 1 April 2025), stamp duty won\u2019t apply, anyway.<\/p>\n\n\n\n

If you are also selling a leasehold<\/a> to the land underneath, stamp duty will likely apply. In addition, you will be obliged to register the transfer of ownership to the Land Registry. If you are merely transferring a licence to occupy the land (a pitch fee), which is legally distinct but also has fewer protections, stamp duty does not apply because it is not considered a chargeable interest. However, you will have to pay a 10% commission to the pitch owner.<\/p>\n\n\n\n

How you market the property depends on what is being marketed: is it just the mobile home, or is it the mobile home and the land\/pitch rights?<\/p>\n\n\n\n

If the expectation is that the mobile home is to be moved after it has been purchased, you would be better off marketing it through a local caravan\/mobile home dealer, who will likely have the equipment to move the home. Remember that mobile homes depreciate if they are sold without land, so consider whether it\u2019s cost-effective to sell it. After they hit 30 years, the cost of removal is likely to be more than what you can sell it for.<\/p>\n\n\n\n
