Moving home is\noften considered one of life\u2019s most stressful events, coming in just behind the\ndeath of a spouse and major illnesses. In our experience, much of that stress\nstems from uncertainty, including the fact that no-one knows how long a house will\ntake to sell when they put it on the market. When you\u2019re selling a house, it\ncan feel as though your life is on hold until the sale goes through. But how\nlong does the process take and what are the dependent factors? <\/p>\n\n\n\n

What factors\ncan have an impact on how quickly you sell your home?<\/strong><\/h3>\n\n\n\n

As a general\nrule of thumb, it will take around 6 months for a property to sell from the\ntime the home is first listed through to completion of the sale. This includes\naround 10 weeks from the property listing going live to an offer being\naccepted, around two-three months for the conveyancing process (including local\nsearches) and one month between exchanging contracts and the completion date. <\/p>\n\n\n\n

As you might\nexpect though, the more desirable the property and the bigger the target market\nfor that specific type of property, the easier it is to sell. This might mean\nthat three and four-bedroom homes fly off the shelves in family-friendly areas,\nwhereas one-and two-bedroom homes may be popular in yuppie-centric cities.<\/p>\n\n\n\n

Those with very\nlarge houses \u2014 such as six or more bedrooms \u2014 often find that they have a\nsmaller pool of buyers, and their homes can therefore take longer to sell. The\nsame applies to luxury properties, notably those that have extensive grounds or\nare architecturally impressive. This is because they exceed the typical price\ncap of the area, which limits their market substantially.<\/p>\n\n\n\n

In addition,\nthe area of the country where you live plays a big part in how long it can take\nto sell your home. If you live in an area with a particularly fluid housing\nmarket, you may find that you can sell your home within 8 to 16 weeks. If you\nare in an area where the housing market is less fluid, properties can languish\non the market for much longer and as such the old adage applies, location,\nlocation, location<\/em>.<\/p>\n\n\n\n

In 2021, at the\nheight of the stamp duty holiday buying frenzy for instance, Zoopla<\/a> found that the following areas ranked best in the UK for\nselling times: <\/p>\n\n\n\n

\n Salford\n <\/td>\n 27 days\n <\/td><\/tr>
\n Sheffield\n <\/td>\n 27 days\n <\/td><\/tr>
\n Medway\n <\/td>\n 27 days\n <\/td><\/tr>
\n Liverpool\n <\/td>\n 30 days\n <\/td><\/tr>
\n Neath Port\n Talbot (Wales)\n <\/td>\n 31 days\n <\/td><\/tr>
\n Isle of Wight\n <\/td>\n 32 days\n <\/td><\/tr>
\n Bridgend (Wales)\n <\/td>\n 32 days\n <\/td><\/tr>
\n Manchester\n <\/td>\n 32 days\n <\/td><\/tr>

Interestingly,\nthe vast majority of these areas were in the north of England, where property\nprices are considerably cheaper, and many properties in these areas would have\nbeen completely exempt from stamp duty at this point. Exceptions to the list\nwere Medway, the Isle of Wight and Bristol in the south. However, the fastest\nmoving price bands in these areas were less than \u00a3250,000 (Medway and the Isle\nof Wight) and less than \u00a3350,000 in Bristol, so again, properties in these\nprice bands would have been exempt from stamp duty fees at the time, saving\nbuyers a considerable amount. <\/p>\n\n\n\n

When you do get\nan offer on your property, you may still see delays in completing the sale\nwhich are outside of both your and the buyer\u2019s control. This happens most\ncommonly with local authority searches<\/a>. Whilst the government\u2019s target for\ncompletion of local authority searches is 10 days, in reality they can take\nanywhere from 24 hours to 10 weeks depending on the council in question and the\nsystems they use. <\/p>\n\n\n\n

How can you\nsell your home faster?<\/strong><\/h3>\n\n\n\n

Most factors (such\nas location, the economy and size of the property) are beyond your control, but\nyou can make your property appear more desirable to encourage a faster sale.\nFirstly, price is everything<\/a>. The more competitively you price your\nproperty, the more likely it is to sell faster and the less likely you are to\nhave to drop the asking price, but too low, and you may be shooting yourself in\nthe foot. <\/p>\n\n\n\n

To get the best\noffers in the quickest amount of time, you need to make your property look\ndesirable. Go for a neutral look throughout, eliminate any clutter and keep the\ngarden tidy. It\u2019s also a good idea to move rubbish bins and any other\nundesirable items out of sight so they aren\u2019t the first thing buyers see when\nthey arrive.<\/p>\n\n\n\n

Ultimately, the\ntime it takes to sell your property can vary, but you should always allow at\nleast 10 weeks, and in slow-moving areas, allow up to 10 months for completion\nof the sale. Also remember that whilst you can make your property more\ndesirable, there are a lot of factors you cannot control, with the all-important\nlocation being one of them.<\/p>\n\n\n
