For the vast majority of homeowners, a house is by far the biggest asset they will ever buy. Here are the questions you should ask your prospective estate agents before signing on the dotted line, so you know all about the service you can expect. (Hint – with Yopa, it’s everything!)<\/p>\n\n\n\n

How are fees charged?<\/h3>\n\n\n\n

Back in the days before online estate agents hit the scene, nearly all estate agents charged a fee that constituted a proportion of the sales price that was achieved (i.e. commission), usually expressed as a percentage. In most cases, your conveyancing solicitor would forward this fee to your estate agent when the money from the sale \u2013 commonly supplied by your buyer\u2019s mortgage lender \u2013 hit their business account. Although this is still a common way of going about things, some estate agents now prefer to charge a flat fee for selling a house. Some charge a combination of the two and others will be up for a bit of negotiation on how much they will charge, especially if they are appointed as sole agent, meaning they have the exclusive right to market your property. Bear in mind that if you choose a fair fixed fee, you won’t be hit with any unexpected bills at the end of your sale.<\/p>\n\n\n\n

What other fees are there?<\/h3>\n\n\n\n

Perhaps the most important question of them all! Don’t assume that everything you need will be covered by the cost of your home sale. For example, if you want a Rightmove Premium Listing, it usually costs a little extra. With many fixed fee agencies like Yopa, if you don’t want or need a premium listing (it’s not worth it for many people), you won’t pay for it, which helps keep your costs down. Just remember to budget for whatever extras you do want.<\/p>\n\n\n\n

For commission-based estate agents, be sure to ask not only the percentage commission that they will be looking to charge, but also whether that figure covers VAT.<\/p>\n\n\n\n

What is your street\u2019s ceiling price?<\/h3>\n\n\n\n

It goes without saying that all estate agents should have good local knowledge, but what separates the good from the great is also understanding the ceiling prices for individual streets. For example, you might have carried out thousands of pounds worth of renovation work to your property over the years, but if you\u2019re already close to your street\u2019s ceiling price then each additional improvement will have diminishing returns. Of course, various factors come into valuations, such as the size, condition and exact position of a property. However, knowing the ceiling price should allow you to come up with an attractive asking price for a quick sale whilst still maximising your home\u2019s potential value.<\/p>\n\n\n\n

Should I do anything to the property?<\/h3>\n\n\n\n

Good estate agents know what potential buyers are looking for in your area. They see enough of them, after all!<\/p>\n\n\n\n

That’s why they can make suggestions about improving your home’s value quickly for the market. For example, some agents may recommend you make the front garden more attractive to improve your home\u2019s kerb appeal, whilst others might encourage you to redecorate your bathroom. In many cases, our advice would be to ask the question and listen to the agent\u2019s feedback. The more honest the estate agent is, the more likely they are to be seriously interested in getting your home sold.<\/p>\n\n\n\n

How will you communicate with me?<\/h3>\n\n\n\n

Good communication channels are essential when marketing a home. For example, if your agent cannot reach you then he or she cannot arrange access to show people around. Sort this out from the start. Some people prefer an instant messaging app to notify them of showings or offers, while others prefer to opt for good old-fashioned telephone calls. If you would prefer emails, then say so and make sure your appointed estate agent is prepared to communicate with you in a manner that suits your lifestyle.<\/p>\n\n\n\n

Take note of office hours as well. Can you reach your estate agent in the evenings and at the weekends, when you might have more time to talk to them?<\/p>\n\n\n\n

How will you market my home?<\/h3>\n\n\n\n

Marketing your home is the most important job of an estate agent, so whoever you choose, be sure that they won\u2019t just put a picture of your home up in their office window!<\/p>\n\n\n\n

The main thing to look out for here is digital presence. Rightmove<\/a>, for example, gets up to 140,000,000 visits in a month\u2026 that\u2019s a huge amount of potential visibility for your home. Zoopla also receives millions of visits each month, so our advice is to choose an estate agent who lists on both property portals.<\/p>\n\n\n\n

Do I need an EPC?<\/h3>\n\n\n\n

An EPC, or Energy Performance Certificate to give it its proper title, is a good thing to ask your estate agent about. If one has been produced recently for your home, then you might not need to get another to sell your home. Your estate agent will let you know if one is required, and should be able to help you with an EPC provider.<\/p>\n\n\n\n
