A joint sole agency agreement\nworks best for instances when you need to appoint both a national estate agent\n(perhaps one who specialises in niche properties which will benefit from a\nwider geographical reach for example) and a local agent in your area.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><em>A multiple agency agreement<\/em> \u2013 Whereby you instruct two or more agents and\nfees are generally around 3% to 3.6% including VAT. You need to weigh the potential benefits\nagainst these increased costs to determine if the multi-agency route is\nfinancially viable.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><em>Lack of commitment from agents:<\/em> Some agents may be less motivated to invest\ntime and resources into marketing your property if they know other agents are\nalso competing for the sale. They might focus their efforts on properties where\nthey have an exclusive agreement and take the whole commission fee.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><em>Confusion for buyers:<\/em> Having your property listed by multiple agents can sometimes lead\nto confusion among potential buyers.
