We\u2019ve already discussed seasonal factors which\nwill have an impact on getting the best price for your home and how quickly it\nmight sell in <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/should-i-sell-my-house\/\">another article<\/a>, but let\u2019s\nalso consider the personal factors that make it the best time for <em>you<\/em> to\nmove.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Most house moves\nare due to individual circumstances \u2014 the majority of people don\u2019t go through\nall the palaver of packing up boxes, making arrangements to sell a home and the\ninevitable <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/costs-selling-house\/\">expense<\/a> that moving\nentails just because they feel like a change. However, there are times when you\nmay feel as though you <em>have to<\/em> sell your home, but this isn\u2019t actually the\ncase. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Now it might\nfeel odd for an estate agent to say that you don\u2019t have to sell your house, but\nin this article, we take a look at some of the alternative options that might\nbe more relevant for you.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Moving for work<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Many of us have\nhad that moment where we have had to commit to a job which means we need to relocate\nto another town or city. For some, that involves selling a house and buying a\nnew one.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, it may\nbe unwise to take such a drastic step immediately. It can be a better idea to\nrent in the area where the new job is based until you know exactly what the job\ninvolves and how you interact with your colleagues \u2013 you might even find that\nthe job is completely unsuitable for you or quite different to what you had expected.\nIn addition, you might find it easier to rent out your property than to sell it\n\u2013 which can often work out cheaper in the short term too.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Renting could\nalso minimise the disruption to the rest of your family, allowing partners to\nstay in their existing job and children to remain at the same school, giving\nyou all longer to decide if a permanent long-distance move is the right option\nfor everyone. You could for instance consider living in a rented one-bedroom\nflat during the week and coming home for the weekends.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If your new job\ninvolves a specific set of skills or is a senior position, consider asking\nabout a relocation package too. This could help offset many of the costs of\nmoving for work, and it indicates that the company is willing to invest in you.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Either way, you\nshould consider the price of renting compared to the disruption that you and\nyour family would face with a more permanent move. If you decide to buy another\nproperty before you have sold your existing home, don\u2019t forget that buying a\nsecond property could incur significant expense due to the <a href=\"https:\/\/www.gov.uk\/stamp-duty-land-tax\/residential-property-rates\">extra stamp\nduty<\/a>\nrequired, although this may be refundable under certain circumstances \u2013 such as\nin the event that you sell your primary home within a certain amount of time.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Disruptive\nneighbours<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Everybody loves\ngood neighbours, but sometimes you and your neighbours simply do not get along.\nIn many cases, this is due to repeated misunderstandings that cannot easily be\nresolved, and sometimes it\u2019s due to unrealistic expectations. Whatever the\nreason, unpleasant neighbours are frequently cited as a reason for moving.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If your\nneighbours are disruptive, whether due to noise or unnecessary aggression, you\ndo have some alternative remedies to try first. If your neighbours are\nexcessively noisy, you could first <a href=\"https:\/\/www.gov.uk\/report-noise-pollution-to-council\/\">contact your\nlocal council<\/a>.\nThey can advise you on what to do next. Typically, they will:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Ask you to keep a diary for 2 to 3 weeks regarding noise levels<\/li><li>Make a visit to the property to witness the noise<\/li><li>Install volume recording equipment<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">If your\nneighbours are aggressive or are involved with illegal behaviour, this should\nbe dealt with by the police. However, this can inflame the situation, and if\nthey own their home it can be difficult for you to report them without\nconsequences \u2013 and it is unlikely that they will move.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If your\nneighbours are renting, you have a few more options, including contacting the\nlandlord directly. The landlord\u2019s information can be obtained from the <a href=\"https:\/\/www.gov.uk\/government\/organisations\/land-registry\">Land Registry<\/a>, or you can\nlook into who manages the property. This includes the local council or housing\nassociation for social housing.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">What makes this\na little more complicated is that there is no law against being a proverbial\n\u2018pain in the backside.\u2019 They can be unpleasant, uncommunicative and give nasty\nlooks, and there is nothing anyone can do about it. If they are not vandalising\nproperty, interrupting your sleep or right to quiet enjoyment, or behaving in a\nthreatening manner, they\u2019re free to do as they please.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It is always a\ngood idea to seek legal advice before committing to any firm course of action,\nas this could be cheaper in the long run. However, if there has been a\npermanent breakdown in the relationship with your neighbours, moving home may\nbe the best option. Just be aware that in extreme cases bad neighbours can\nreduce the value of the property.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Moving schools<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Parents want to\nget their children into the best school possible and moving home can be a good\nway to do so. However, even if you move within the catchment area for a school,\nthere is no guarantee that you will definitely get into the school of your\nchoice. Schools are not legally allowed to guarantee a place to anyone, and in\nthe event that a school is oversubscribed, they can <a href=\"https:\/\/www.gov.uk\/schools-admissions\/admissions-criteria\">rank\napplications<\/a>\naccordingly.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This means that\nmoving home can result in being physically closer to a school, but that school\ndoes not have to rank location at the top of its admission criteria.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As a result, it\nis a good idea to check the local education authority\u2019s over-subscription\ncriteria before making a decision to move house. In some cases, you may find\nthat moving in January and negotiating with the school individually might\nproduce a better result than waiting until the end of the school year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You might also\nwish to consider whether a technically \u201cbetter\u201d school is what your child\nneeds. In many cases, children do well regardless, and some find that a better\nranked school applies more pressure academically, which may not suit your\nchild. Alternatively, a school\u2019s reputation might be self-perpetuating, as more\nacademically able students go there because of the higher rankings. This\nresults in the school continuing to achieve high rankings even if the teaching is\nnot necessarily better.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Many have gone\nas far to describe school rankings as \u201cnonsense\u201d and \u201cnot fit for purpose\u201d\nbecause they do not fully describe the effort that the school and teachers put\nin. This can be met with resistance from family members who\nhave grown up in the property, and it can also be a major emotional wrench \u2013\nyou\u2019ve had a lot of memories in that house after all.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As an\nalternative to moving, you may find it more helpful to take in lodgers, whose\nrent will go towards the costs of maintaining your home. Particularly if you\nhave an annex or similar separate living space. You can earn up to \u00a37,500 a\nyear tax-free by doing this through the Rent a Room scheme. Whilst you cannot\nclaim expenses under the scheme, the tax-free benefits are often substantial\nenough that this doesn\u2019t matter. Alternatively, you can register the rental fee\nas income and make appropriate deductions as required. Your accountant will be\nable to tell you more about specific deductions and whether they apply to your\nproperty.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Some homeowners\nalso downsize to release equity, although there are alternatives options which\nallow you to stay in your home and still access the financial value in the\nproperty. A drawdown lifetime mortgage is one the most common ways to release\nequity without selling your home, and the interest is rolled over and only\ncollected when the property is sold. However, it isn\u2019t for everyone, and it\u2019s a\ndecision that must be carefully considered. You are essentially giving the loan\nprovider first dibs on your property, and there\u2019s no guarantee that they will\nget the best price for it. In addition, you don\u2019t know how interest rates will\naffect the end value of your property. It can be a cheaper option than a lump\nsum mortgage, but it is best to talk to an independent financial advisor to\ndiscuss all of the options for your particular financial circumstances.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">By selling your\nhome, you also lose a lot of the future value, although it is a good way to get\na large sum of cash to pay off debts or expenses immediately. However, you also\nhave to pay to sell your home, which costs money.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Moving to a\nretirement community is another option, and the sale of a home often helps fund\nthis. These communities usually provide extra benefits such as close assistance\nand useful onsite amenities yet give residents the opportunity to be\nindependent.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In a similar\nvein, some homeowners move house because their home no longer suits their current\nneeds. Those with physical ailments may find it harder to get up and down\nstairs, or they may need extra help with everyday tasks. In many cases, small\nadjustments to the property such as stairlifts, walk-in baths or a change to\nthe downstairs layout can make it much more suitable, so it\u2019s a good idea to\ntalk with a local builder to see what can be done rather than immediately selling\nthe property.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Upsizing your\nHome<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Many families\nfind that they need to upsize their homes when they have a new arrival. A\nstarter home is fine when there\u2019s only one or two people, but if a third,\nfourth or fifth comes along, you may need to think about a larger property.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">An extension\nmay be a possibility if you have extra outdoor space around your property, and\nthis will usually increase the value of your home.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You could also\nmake your current home into your dream home by making substantial modifications\nto it. This can <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/how-to-add-value-to-your-house\/\">increase the\nvalue<\/a> of\nthe property, especially if you add a loft bedroom or convert a garage, but\nmake sure that you are actually improving the property and will recoup this\nmoney when you get around to finally selling it. A good way is to check with a\nlocal builder to get estimates and then ask an estate agent what asking price\nyou could set if you improved the property in that way. Moving home is not always the only solution open to\nyou, and it can save you a lot by pursuing another course of action.
