When you take into account all the added fees, the average cost of moving house is now around \u00a312,000. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Whilst most of\nus will factor in the costs we need to pay as part of the conveyancing process,\nsuch as <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/estate-agent-fees\/\">estate agent\nfees<\/a> for\nselling an existing home, <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/conveyancing-everything-need-know-afraid-ask\/\">conveyancing<\/a> fees and <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/stamp-duty-calculator\/\">stamp duty<\/a>, it can be\neasy to forget the cost of physically moving your belongings once the keys are in\nyour hands. &nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">So how much <em>are<\/em> removal fees? <\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Well, according to the <a href=\"https:\/\/hoa.org.uk\/\">Home Owners Alliance (HOA)<\/a>, the average cost of removals in 2022 based on a move within 20 miles of your existing home ranges from \u00a3380-\u00a3550 for a one-two bedroom home to around \u00a31,400 for a five-bedroom property. <\/p>\n\n\n\n<table class=\"wp-block-table\"><tbody><tr><td>\n  <strong>Size of\n  property <\/strong>\n  <\/td><td>\n  <strong>Average\n  moving cost <\/strong>\n  <\/td><\/tr><tr><td>   One-to-two-bedroom house   <\/td><td>\n  \u00a3350-\u00a3550\n  <\/td><\/tr><tr><td>   Three-bedroom house   <\/td><td>\n  \u00a3800\n  <\/td><\/tr><tr><td>   Four-bedroom house&nbsp;    <\/td><td>\n  \u00a31,100\n  &nbsp;\n  <\/td><\/tr><tr><td>   Five-bedroom house   <\/td><td>\n  \u00a31,400\n  <\/td><\/tr><\/tbody><\/table>\n\n\n\n<p class=\"wp-block-paragraph\" style=\"text-align:center\"><em>Source: <\/em><a href=\"https:\/\/hoa.org.uk\/\"><em>The Home Owners Alliance<\/em><\/a><em> <\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Costs will\ndiffer depending on where you live, the size of your property and the number and\nsize of items that you are moving, since this will dictate the size of the\nmoving van and the manpower required. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It is always\nhelpful to get a number of quotes from different removals companies to find the\nbest deal and company for you, and you should always remember to check that any\nquotes include VAT, since not all companies will include this as standard and\nit will push the price up by\n20%. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It may sound\nobvious, but you should also remember to include those out of sight possessions\nin the loft, cellar or garage when it comes to itemising your belongings as\nthis could cause unnecessary stress on moving day \u2013 not to mention a bigger\nbill \u2013 if you forget to mention them from the outset. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>What might push\nup the price of my removal fee?<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Whilst a\nremovals company can provide you with a general quote over the phone, there\nwill be instances where they would need to charge more, so if any of the\nfollowing situations apply to you, make sure you factor them into your removal\ncosts. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A pre-move\nsurvey whereby the removals company visits your home to physically assess your\nproperty and possessions will always ensure the most accurate quote too. <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>A long-distance move \u2013 <\/strong>if you are moving across the country, your removal fees will\nobviously be higher than they would be for a local move. The HOA estimates a long-distance\nmove would cost between \u00a3800 for a one-two bedroom home to around \u00a32,500 for a five-bedroom\nhome, on average. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>High value or particularly heavy items \u2013 <\/strong>That heirloom\nWelsh dresser or grand pianois likely to up the cost of your removal\nfee so always make sure to mention any particularly heavy, valuable, or fragile\nitems when you request the quote as special equipment and packing materials may\nbe needed.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Packing and unpacking service<\/strong> \u2013 Whether or not you pack your own belongings\nor have the removals company do this for you will also have a big impact on the\nfinal bill. Many companies also offer dismantling and reassembly services for\nlarge items like beds and wardrobes, but this comes at an additional cost too. Always\nspecify that you require help with packing and unpacking from the outset, plus provision\nof packing materials, as this will not be automatically factored into the\nmoving timeframe or costs. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Access to your property<\/strong> \u2013 If your existing property, or the one you are moving to, is\ndifficult to access, laid out across a number of floors or requires a parking\npermit then this will add to the time it takes the removals company to complete\nthe job, and therefore the cost. Particularly if you are being charged an\nhourly rate.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Storage \u2013 <\/strong>If you need to move out of your current home before you can move\ninto your new one, you may need to put some or all of your belongings into\nstorage. Some removals companies will offer this service and there are also a\nnumber of self-store companies out there, but obviously this comes at a price. <\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>How can I save\nmoney on removal fees?<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Since many\nremoval companies charge by the hour, making sure everything is completely\ndismantled, disconnected from the mains and ready to go straight into the van\nis always going to save you time and money. Make sure you label each box and\nitem with the correct room name too, so the movers know exactly where it is\ngoing at the other end. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you can be\nflexible on the date and timing of your move this can also save you some money.\nWith nearly 30% of us opting to move house on a Friday, 16% on a Saturday and\n15% on a Monday, you may be able to negotiate the fee if you are able to move\nduring a removal company\u2019s quieter periods or off-peak hours. Avoiding the\npopular summer holiday months may also be to your advantage. Don\u2019t forget to\nask if your removals company offers a key worker, armed forces or student\ndiscount if applicable too as some do. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you have a\nbig enough van and plenty of willing (and strong!) volunteers amongst your\nfriends and family, there is always the DIY route if you really want to save\nsome money on removals. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you are\nmoving from a rented property, or staying with friends or family, this may mean\nyou have an overlap between properties which allows you to make several trips in\nyour own vehicle or a hired van rather than employing a professional team with\na huge Luton van for a speedier exit. Of course, what you save in money you\nwill lose in time with the DIY option, so this is always worth factoring in.
