Our next property\nin the fantasy valuation series is one of the literary world\u2019s most famous\naddresses: the two-bedroom, first floor flat at 221B Baker Street. <\/p>\n\n\n\n

The property is\nsaid to be located in the upmarket Central London district of Marylebone in the\nCity of Westminster, a short walk from Regents Park, Baker Street underground\nstation and the modern-day celebrity haunt the Chiltern Firehouse. <\/p>\n\n\n\n

In the late 19th<\/sup>\nand early 20th<\/sup> centuries, 221B Baker Street was home to Britain\u2019s\nmost enduring literary detective, Arthur Conan Doyle\u2019s Sherlock Holmes, and his\ngreat friend, assistant, and some-time flatmate Dr John H. Watson. The pair arrived\nat the address in 1881 according to the 1887 novel, A Study in Scarlet<\/em>. Holmes\nwas still in residence there until 1904 despite numerous capers around Europe\nand a faked demise! Similarly to many Londoners he did seek the quieter, home\ncounties lifestyle in retirement (albeit not too successfully!), relocating to\na farm in the Sussex Downs in his final chronological outing The Last Bow<\/em>\n(1927). <\/p>\n\n\n\n

In truth however, the property at 221B Baker Street does not physically exist. Or at least it didn\u2019t exist at all until the 1930s and still doesn\u2019t technically exist today. An improbable, although not impossible<\/em>, conundrum befitting of Holmes himself. <\/p>\n\n\n\n

The house\nnumbers on Baker Street did not actually extend to 221 in 1887 when the first\nSherlock Holmes novel was published. The street was only extended and\nrenumbered from what was once known as Upper Baker Street in the 1930s when the\nArt Deco building Abbey House was allocated the numbers 215-22 Baker Street. In\n1932 the part of the building known as 219-229 Baker Street became the Abbey\nNational Building Society head office and remained as such until 2002. <\/p>\n\n\n\n

Interestingly,\nwhilst none of the Abbey House properties were ever granted the \u2018B\u2019 suffix, 221B\nBaker Street is thought to have been inspired by Conan Doyle\u2019s address during\nhis time at Edinburgh University’s medical school from 1876 \u2013 1880. As a\nmedical student he lived in university accommodation at 23 George Square, whose\nnext-door neighbour was 23B.<\/p>\n\n\n\n

Such was the\npopularity of the Abbey House site with Sherlock Holmes fans though, that the Abbey\nNational Building Society had a full-time employee whose job it was to respond\nto any fan mail, despite the arrival of the Sherlock\nHolmes Museum<\/a> at nearby\n237-241 Baker Street in 1990. <\/p>\n\n\n\n

Confusingly,\ngiven its location, the Museum is now referred to as \u201c221B Baker Street\u201d since\nit received special permission by the City of Westminster and an official blue plaque<\/a> of historical and cultural significance\nto use the famous address, even though Sherlock Holmes is a fictional\ncharacter. The Museum also recreates the interior of 221B Baker Street as\ndescribed in the popular novels and short stories to allow visitors to step\nback in time to Holmes\u2019 Georgian townhouse.<\/p>\n\n\n\n

So, although 221B\nBaker Street is an address<\/em> full of cultural value, what is its financial\nvalue you may well ask? <\/p>\n\n\n

Well, if you\nwere to purchase a property in Baker Street today you would need deep pockets.\nAccording to Rightmove<\/a>, the average cost of properties on the\nstreet in the last 12 months was \u00a31,196,667, with a two-bedroom leasehold flat\nselling recently for \u00a3990,000. Ouch! In 2017, 221B Baker Street itself was estimated to be even more\npricey, with Which? Mortgage Advisors<\/a> suggesting a price tag of \u00a31.7 million\nif the property existed as described by Conan Doyle. <\/p>\n\n\n\n

Whilst 221B\nBaker Street may not officially exist, it is now possible to live in Abbey\nHouse if your finances allow. Today, the property has received a major \u00a317\nmillion renovation with only the original 1920s fa\u00e7ade and tower remaining and\nthere are over 100 residential properties inside the building plus 24-hour\nconcierge and an onsite gym. Some properties even come with highly sought-after\nunderground parking spaces. As of June 2022<\/a>,\na one-bedroom apartment would cost \u00a33,423<\/a>\nper calendar month to rent inclusive of utilities and council tax and a\nthree-bedroom property an eye-watering \u00a39,533<\/a>\nper calendar month. <\/p>\n\n\n\n

For fans of the\npopular Sherlock<\/a> TV series starring Benedict Cumberbatch\nand Martin Freeman as the eponymous detective and Dr Watson respectively, 187\nNorth Gower Street in Bloomsbury may be a familiar sight. The location stands\nin for 221B Baker Street in the series and is worth between \u00a3420,000 – \u00a3630,000\naccording to Zoopla<\/a>, and a much more modest rental fee of \u00a3315 a week<\/a>. <\/p>\n","protected":false},"excerpt":{"rendered":"
