It isn\u2019t called location, location, location for nothing! If you are lucky enough to own a coastal oasis which boasts that all-important sea view you can certainly expect this to add significant value to your property.<\/p>\n\n\n\n

Historically, sea view properties have always\nbeen valued higher than their inland counterparts and that has certainly been\ntrue in the last 5 years. <\/p>\n\n\n\n

By December 2020 in the midst of the covid-19 pandemic price boom, Rightmove<\/a> estimated that homes with a sea view could fetch a premium of 31%<\/strong> (42% in the sought after South West) on average across the UK compared to similarly sized properties without that coveted outlook. This figure jumped 10% from 2019 thanks to the popularity of staycations and working from home. <\/p>\n\n\n\n

But is a property with a sea view and a premium\nprice tag still a good investment in 2025?<\/strong><\/h3>\n\n\n\n

Whilst the pandemic initially spurred a\nshift towards rural and coastal living, recent trends indicate that even sought\nafter coastal properties are seeing the impact of stretched affordability which\nhas affected house sales across the UK post pandemic. <\/p>\n\n\n\n

As of April 2025, homes in coastal areas\nare taking longer to sell, averaging 73 days on the market compared to 52 days\nin 2020. Despite this, the long-term appeal of coastal living is still apparent.\nHouse prices are continuing to rise, albeit it much more modestly, much like\nthe rest of the UK.<\/p>\n\n\n\n

Factors influencing value<\/strong><\/h3>\n\n\n\n

The extent and quality of the sea view\nsignificantly impacts property value<\/a>.\nPanoramic or unobstructed views from multiple rooms can command higher premiums\nthan partial or obstructed views. Proximity to the coastline plays a role too,\nwith beachfront properties often attracting the highest premiums due to direct\naccess and uninterrupted vistas. <\/p>\n\n\n\n

The overall desirability of a location\nplays a key role in how much value a sea view can add to a property as well. In\nsought-after, well-connected areas like Bournemouth or Brighton, where demand\nis consistently high, sea views can command significantly larger premiums.<\/p>\n\n\n\n

Tax implications for second homes <\/strong><\/h3>\n\n\n\n

If you are planning to buy that dream sea\nview home as an investment rather than a permanent residence, it is important\nto be aware of recent policy changes which have significantly impacted\nsecond-home ownership. <\/p>\n\n\n\n

From April 2025, English councils can\nimpose a council tax premium of up to 100% on second homes, effectively\ndoubling the tax bill for owners. This move aims to address affordable housing\nshortages in popular tourist areas. <\/p>\n\n\n\n

In Wales, similar measures have led to\ncouncil tax premiums of up to 300% on second homes, resulting in a surge of\nproperties being listed for sale. For instance, Pembrokeshire saw a 255% year\non year increase in second homes coming onto the market in July 2024 in\nanticipation of the tax changes. <\/p>\n\n\n\n

Towns such as Whitby in the North East and\nSt Ives, Mevagissey and Fowey in Cornwall have also placed restrictions on\nsecond home purchases in an effort to reintroduce more affordable housing\noptions for permanent residents and keep the local economy flourishing. <\/p>\n\n\n\n

So yes, a sea view can significantly enhance a property’s value, with premiums varying based on location, quality of the view, and proximity to the coast. However, while these properties often retain value due to their unique appeal, increased taxation on second homes may affect long-term investment returns.<\/p>\n\n\n
