Selling to\nanother landlord<\/strong><\/h3>\n\n\n\nIf your tenants don\u2019t want to move out, you can still sell your property to another landlord. In fact, having a tenancy agreement in place could make your property more attractive, as it\u2019s already a guaranteed source of income at a time when margins are a lot tighter for buy-to-let investors. <\/p>\n\n\n\n
The process of selling works in the same way as a normal property transaction too, your solicitor will just need to provide your buyers\u2019 solicitor with the relevant rental documents, such as the tenancy agreement. <\/p>\n\n\n\n
When it comes to selling to another landlord there are a few more benefits, as well:<\/p>\n\n\n\n
1. Your tenants won\u2019t have to move<\/strong><\/p>\n\n\n\nIf you sell\nyour property to another landlord, your tenants won\u2019t need to move out. You need to provide the correct notice period (usually 4 months) and you cannot serve notice to evict in the first 12 months of the tenancy. However, once notice has been given, you can market the property for sale and tell buyers that the house will be empty when they move in, ensuring you factor in the relevant notice period.<\/p>\n\n\n\n\n\nOccasionally, you may even be able to sell the property to your existing tenant if they are in a position to buy. These schemes ensure that a tenant\u2019s deposit is protected; you simply\nneed to return the deposit they\u2019re owed in full when they leave the property,\nunless there are any agreed upon deductions for damages or excess wear and\ntear. <\/p>\n\n\n\nOrganising\nviewings<\/strong><\/h3>\n\n\n\nMany tenancy\nagreements will state that, if you put the property on the market, the tenants\nmust accommodate all reasonable requests for viewings. This would also be the\ncase if it is the tenant who has served notice.
