Buying a home can be an expensive business. Indeed, the average cost of moving<\/a> in 2026 is now thought to be over \u00a313,000. Ouch! <\/p>\n\n\n\n

In addition to other moving costs such as estate agent fees<\/a>, conveyancer fees<\/a> and removal fees<\/a>, you will also need to pay a levy to HM Revenue & Customs known as Stamp Duty Land Tax<\/strong><\/a>.<\/strong> This applies to all properties over \u00a3125,000 (\u00a3300,000 for first time buyers) and non-residential land and properties over \u00a3150,000 apart from mobile homes, houseboats and caravans. In Scotland this tax is referred to as Land and Buildings Transaction Tax<\/a> and in Wales it is known as Land Transaction Tax<\/a>.<\/p>\n\n\n\n

The rates of stamp duty vary depending on the price of the home you purchase and how many properties you own. Current residential rates are as follows if it is the only residential property you own. You would usually pay 5% on top of these rates if you own another residential property already.<\/p>\n\n\n\n

<\/p>\n\n\n\n

If you are a first-time buyer, you are exempt from stamp duty if the property is worth \u00a3300,000 or less and pay 5% on properties worth between \u00a3301,000 – \u00a3500,000. There is no stamp duty relief for first time buyers purchasing a property over \u00a3500,000. There are also different rates for non-residential and mixed land and property<\/a>.<\/p>\n\n\n\n

In the case of shared ownership<\/a> properties, the buyer has the option to pay stamp duty on the total amount the property is worth, or<\/em> the percentage of the property they are purchasing (if it is less than 80% and there is still over 21 years left on the lease). However, if the buyer decides to increase the percentage of the property they own at a later date, this purchase will be subject to further stamp duty payments based on the property’s value at the current time, not when it was originally purchased.<\/p>\n\n\n\n

Since 2024, anyone who already owns a home has to pay an extra 5% (6% in Scotland) on top of the standard rates of stamp duty for any additional property they buy in England, Wales and Northern Ireland that\u2019s worth more than \u00a340,000. This applies to both second homes and buy-to-let investments and is still the case even if your current property is outside of the UK (If you are not a UK resident<\/a>, you are also subject to an additional 2% stamp duty fee).<\/p>\n\n\n\n

If you buy a\nnew home before you officially sell your first property (say if you complete on\nyour new house before you have sold your old one), you are also liable for\nsecond home stamp duty, although thankfully you can claim back the extra amount\nyou had to pay as long as you have sold your original property within three\nyears of the second purchase and you submit the refund request within three\nmonths of the sale or within 12 months of filing your SDLT tax return.<\/p>\n\n\n\n

In terms of when you pay stamp duty, the buyer needs to file their tax return with HMRC and pay the stamp duty fee within 14 days of completion. In practice, it will usually be the buyer\u2019s solicitor or conveyancer who pays the bill on their behalf. If this is the case, buyers will need to transfer the balance for this fee to their solicitor and conveyancer prior to completion so that it can be processed alongside the funds for the house sale. <\/p>\n\n\n\n

Are there\nany other types of tax you might have to pay when you purchase a property? <\/strong><\/h3>\n\n\n\n

When you have bought your new home, remember that you also need to factor in council tax, which varies in price from council to council. Even if you have moved within the same local area, your new home may sit in a different council tax band which means you would be liable to pay a different rate. You also need to inform the council when you move house so that you do not continue to receive council tax bills for your previous property. If you already own a residential property and have bought an additional home or a buy-to-let property as an investment, this means that you are not eligible for private residence relief and will therefore be liable for capital gains tax<\/a> when you sell the property. This is also the case if you sell your UK home, and you are not classed as a UK resident when it comes to tax purposes, or you are selling an inherited property<\/a>. Even if you only own one home, you may still be liable for capital gains tax on your main residence if you have leased out part of the property or used it as a business premises. <\/p>\n\n\n
