A second home in the form of a buy-to-let property was once a sure-fire way to earn yourself a nice extra income or invest in a nest egg for retirement. However, the buy-to-let market has taken a hit in recent years thanks to changing tax regulations introduced to curb the number of buy-to-let landlords and increase the housing stock available for all buyers, particularly first time buyers.<\/p>\n\n\n\n

As well as the increase in the stamp duty<\/a> surcharge on additional properties (to 5%) introduced in October 2024, mortgage interest tax relief for landlords has also been restricted since April 2020 and the tax-free allowance for capital gains tax<\/a> dropped from \u00a312,300 to \u00a36,000 in April 2023 and then down to \u00a33,000 from 6 April 2024. <\/p>\n\n\n\n

Proposed changes to EPC<\/a>\nrequirements and the private rental sector, not to mention sky high mortgage\nrates and a cost of living crisis since 2022 have also had an impact on the\nnumber of investors purchasing buy-to-let properties. However, whilst investing\nin property has become less attractive to some would-be landlords as a result,\nit can still deliver a good return, and investing in bricks and mortar is still\na wise move as long as you do your homework when it comes to affordability. <\/p>\n\n\n\n

So, if you\u2019re selling an investment property, don\u2019t be\ndisheartened \u2013 there are still plenty of eager buyers out there who are looking\nfor buy-to-let opportunities!

Choose your estate agent wisely<\/strong><\/h4>\n\n\n\n

As always, make sure you get a good estate agent on board.\nOrganise a few valuations to find out what your property is really worth and,\nwhen it comes to choosing the agent<\/a> to\nsell your property, do plenty of research<\/a>\nto work out the best agent to get you a great deal.<\/p>\n\n\n\n

Many buy-to-let landlords aren\u2019t local to their rental\nproperty. If you don\u2019t live near the property you\u2019re selling, it\u2019s even more\nimportant to find an estate agent you trust. Make it easy for investors to see who their tenants would\nbe<\/strong><\/h4>\n\n\n\n

Whoever your target tenant is, make it clear to buyers. If\nthe property you own is rented out to students, make sure the furnishings and\nd\u00e9cor reflect this \u2013 easy maintenance is key, as a future landlord won\u2019t be\nlooking to refurbish the property every year. Likewise, if your ideal tenants\nare young professionals, keep the interior neutral, light, and fresh, as\nthey\u2019ll want to put their own stamp on the property. At this point, it\u2019s\nimportant for potential landlords to easily visualise their target audience \u2013\nthey want to know the property is going to make them money, preferably as\nquickly as possible.<\/p>\n\n\n\n

Should you sell with tenants in situ?<\/strong><\/h4>\n\n\n\n

Having reliable and trustworthy tenants who look after a property is every landlord\u2019s dream. Selling with tenants in situ<\/a> is often attractive to investors, as they know they\u2019ll have an income from day one without lifting a finger. Purchasing a buy-to-let property with tenants already in place not only means new landlords aren\u2019t in danger of missing out on any rent \u2013 they\u2019ll also avoid shelling out agency fees to find new tenants.<\/p>\n\n\n\n

It\u2019s worth it for you too when it comes to selling with tenants in situ as it means that you\u2019ll still have an income right up until completion. This is particularly important if you still have a mortgage to pay on the property. <\/p>\n\n\n\n

Does selling with tenants in situ restrict your buyer\naudience?<\/strong><\/h4>\n\n\n\n

Selling your buy-to-let property tenanted would only limit your buyer audience if you sell to a buyer who is looking to move into the property themselves, rather than buy-to-let. You can\u2019t always predict who your buyer will be, but if you think it\u2019s likely that the property will be sold as a buy-to-let, don\u2019t be put off by keeping your tenants in situ. Just make sure that you and your buyer are fully aware of the requirements of the Renters’ Right Act<\/a> which came into force on 1 May 2026, since a number of changes have been introduced in relation to tenancy types<\/a>, notice periods<\/a>, eviction requirements and rent increases. <\/p>\n\n\n\n

Will selling with tenants in situ affect your sale price?<\/strong><\/h4>\n\n\n\n

Sometimes sellers are concerned that selling a buy-to-let property with tenants in situ could lead to a lower valuation and therefore a lower sale price. However, this isn\u2019t actually the case. A good estate agent should value your property based on the current market conditions<\/a>, and whether the property is vacant or not isn\u2019t a relevant factor in a valuation.<\/p>\n\n\n\n

Buy-to-let is still a good investment<\/strong><\/h4>\n\n\n\n

There\u2019s no denying the buy-to-let market has slowed\nrecently, but that doesn\u2019t mean that sellers are now getting less for their\ninvestment properties. Buyers determined to invest in a buy-to-let property\nwon\u2019t be put off. People are always going to need somewhere to live, and rental\nprices tend to rise with inflation, giving a guaranteed income even when other\nindustries appear risky.<\/p>\n\n\n\n
