If you are thinking of selling your home, you should always get an in-person valuation<\/a> from a local property expect so that you can make an informed decision on a realistic asking price. That way you can avoid your home being on the market for longer than it needs to be, but still get the best possible price for your property. <\/p>\n\n\n\n

When it comes to in-person property valuations, we would always recommend getting three separate valuers to view your home and provide a valuation. This will ensure the most accurate overall valuation since prices suggested by an agent can vary hugely<\/a>.<\/p>\n\n\n\n

Whilst it can\nbe tempting to choose the highest valuation when it comes to marketing your\nproperty, this higher valuation could be based more on how keen an agent is to\nsecure your business rather than a price you could reasonably expect to achieve\nfrom a buyer. When agents work on commission for instance, the higher the sale\nprice the higher the commission. Once you have signed a contract with an estate\nagent, you may also be required to pay them a fee even if they are unable to\nsell your home unless the contract is on a \u2018no sale, no fee\u2019 basis. Equally,\nagents that say they will sell your home within a set timeframe may undervalue\nthe property to ensure a lot of interest and a quick sale. <\/p>\n\n\n\n

As such, we would also recommend asking a mixture of high street and hybrid agents (such as Yopa) to value your property to achieve the most realistic valuation. <\/p>\n\n\n\n

Before you arrange your in-person valuation though, always do some research first so that you have a rough idea of what your property is worth. If you live in an area where there are a number of similar properties to your own, checking out recent sold prices for properties of the same size and type can be helpful when it comes to working out the value of your own property. You can do so via the HM Land Registry website<\/a> (or the Land Register of Scotland, the Property Registration Authority in the Republic of Ireland and the Land Registry in Northern Ireland). Rightmove and Zoopla also offer this information, alongside comprehensive data on housing market trends. Zoopla\u2019s SmartMap<\/a> function allows you to create your own specific search area too, which will show the properties for sale in that particular area and their asking prices. <\/p>\n\n\n\n

This includes impartial data about estate agents across hundreds of UK towns and cities from average asking prices to the length of time it takes properties to sell with a particular agent and any price reduction data. All of which can be helpful when it comes time to decide which agent is going to market your property for you. <\/p>\n\n\n\n

You can also look at house price indexes such as those compiled by Nationwide<\/a>, Halifax<\/a> and the Office for National Statistics<\/a> (ONS) to see how house prices have changed since your property was last sold. This will give you a rough idea of how much your property may have gone up in value since you bought it. For instance, we can see from the most recent ONS data that the average house price in the UK in February 2023 was \u00a3288,000. This is a rise of 80.6% since August 2005, when the average house price was \u00a3159,431. <\/p>\n\n\n\n

When you are ready to arrange an in-person property valuation, it is important to remember than any valuation undertaken by a reputable agent should always<\/em> be free of charge<\/a>, regardless of whether or not you go on to use said agent to sell your property. There should also be no obligation to do so. <\/p>\n\n\n\n

You should also remember that any valuation is not indefinite and will be based on the current condition of both your home and the local property market. As we have seen over the past few years, the housing market can fluctuate significantly even in a short space of time. As such, even if you had your home valued 6 months ago, it is always worth getting an up-to-date valuation before you put your property on the market. Even if this just involves speaking to whoever valued your property last time to see if their valuation still stands. <\/p>\n\n\n\n
