{"id":2857,"date":"2021-11-16T14:29:04","date_gmt":"2021-11-16T14:29:04","guid":{"rendered":"https:\/\/www.yopa.co.uk\/homeowners-hub\/?p=2857"},"modified":"2021-11-16T14:29:05","modified_gmt":"2021-11-16T14:29:05","slug":"what-should-you-do-if-a-house-has-been-down-valued","status":"publish","type":"post","link":"https:\/\/dy36-2.stage.yopa-dev.co.uk\/homeowners-hub\/what-should-you-do-if-a-house-has-been-down-valued\/","title":{"rendered":"What should you do if a house has been \u2018down valued\u2019?"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Prior to\nselling your home, you will have done your research and sought a <a href=\"https:\/\/www.yopa.co.uk\/property-valuation\">property\nvaluation<\/a> from a local,\nhybrid or online estate agent so that you know where to pitch your asking\nprice. Once you have agreed a sale price with your buyer, it may seem as though\nthings are all falling into place, and you are on track for a smooth house\nsale.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, if\nyour buyer is using a mortgage to purchase your property, their mortgage\nprovider will want to undertake an independent property valuation to ensure\nthat your home\u2019s current market value matches the amount which the buyer has\noffered and would cover the cost of their loan should the buyer default on mortgage\npayments. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So, what\nhappens when the mortgage provider\u2019s valuation places the value of your\nproperty at <em>less<\/em> than the price which the buyer has offered? <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Frequently\nreferred to as a \u2018down valuation\u2019, this is not an <a href=\"https:\/\/www.bbc.co.uk\/news\/business-44202542\">unusual occurrence<\/a>,\nparticularly in recent years when the property market has been volatile in the\nwake of the Covid-19 pandemic and lenders are understandably more cautious. If\nyou are buying a new build property, down valuations are especially common.\nThis is because the general expectation with new build properties is that their\nvalue will reduce in the first year or two after they have been sold since they\nare no longer brand new, their main selling point. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you are <strong>the\nbuyer<\/strong> in this scenario and your mortgage lender has subsequently capped the\namount that they will loan to you below the amount which you have offered to\npay for a property, there are a number of options available to you.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>If\nyou can afford to (or you can borrow the money from a friend or family member),\nthe most straightforward option is to <strong>proceed with the sale at the agreed\nasking price and<\/strong> <strong>make up the shortfall yourself<\/strong> by increasing the\namount of your deposit. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>You\ncan <strong>ask the seller if they will<\/strong> <strong>accept a lower offer price<\/strong>. Of\ncourse, they are obviously not obliged to say yes and may decide to hold out\nfor a better offer. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>You\ncan <strong>appeal the down valuation decision<\/strong>, but this can be time-consuming\nand\/or costly since you will need to provide supporting evidence (such as comparable\nproperties nearby which recently achieved a sale price in line with your\noriginal offer price) and you may also have to pay for the property to be re-valued.\nThere is also no guarantee that the outcome will find in your favour. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>You\ncan try to <strong>negotiate a higher loan-to-value mortgage<\/strong>, although this is\nlikely to come at a higher rate of interest. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>You\ncan <strong>start from scratch with a new mortgage provider(s)<\/strong> to see if they\nwill loan you the amount that you require for the property, although this will\nof course take more time and there are no guarantees that they will do so. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>You\ncan <strong>pull out of the purchase<\/strong>. <\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Your options\nalso <strong>depend on which stage you are at in the property purchase<\/strong>. You\nshould always ensure that your mortgage has been approved before you exchange\ncontracts for instance. Losing out on any conveyancer or surveyor fees which\nyou have already paid is frustrating enough if you need to pull out of the\nsale, but if you have exchanged contracts and paid your deposit already, then\nthe offer you have made on the property is now legally binding. This means that\nif you pull out of the purchase at this stage, you will lose your deposit and\nthe seller is within their rights to sue you for breach of contract. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>If you are the\nseller<\/strong>, you of course\nhave the final say on the sale price of your property. However, the impact of\nthe down valuation to you and whether or not you decide to accept a lower sale\nprice will also be dependent on several factors. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you are\nmid-chain, have a house purchase of your own pending and the difference between\nthe original offer price and the amount your buyer\u2019s mortgage provider is\nwilling to loan them is not substantially less, it may be sensible to accept a\nlower offer for your property. Thus, you can avoid losing your own dream house\nand having to start from scratch with your house sale. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, if you\nhave a number of other interested, chain free buyers who can move quickly and\nyour home hasn\u2019t been on the market for very long, it may be more prudent to\nhold out for the higher offer price. Particularly if your own mortgage for a\nnew home is dependent on you achieving a certain price for the sale of your\ncurrent property.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Do remember\nthough, that even if you are selling your property to a cash buyer, it would\nnot be unusual for them to commission their own property valuation to ensure\nthat they are getting value for money. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And of course,\nmost buyers \u2013 whether they pay via cash or a mortgage \u2013 will commission a\nhomebuyer\u2019s survey which is undertaken by a qualified surveyor in addition to\nthe mortgage provider\u2019s valuation. This survey is to check the structural\nintegrity and condition of the property and highlight any immediate renovations\nrequired, but it will generally include a valuation for the property too,\ndepending on the <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/when-should-a-property-survey-be-undertaken\/\">type of survey<\/a> your buyer has requested.
