When you decide\nto sell your home, you will probably have an idea of the asking price you would\nlike to set, taking into consideration the price you originally paid for the\nproperty and any work you have done to it since then. Property portals such as Zoopla<\/a> and Rightmove<\/a>\nwill also provide recent sold prices for houses in your area which can offer a\nhelpful comparison. However, to get a realistic estimate of the price you can\nexpect to achieve for your property you will need to get it valued. <\/p>\n\n\n\n

Whilst there\nare many free, online tools for valuing your property based on data from the\nrelevant Land Registry organisation* – including our\nown<\/a>! \u2013 to get the most\naccurate valuation you should always undertake an in-person\nvaluation<\/a> by a local\nexpert who knows both the local and national property market and can assess the\nphysical attributes of your property as well as the data available online.  <\/p>\n\n\n

We would always recommend getting more than one independent agent to value your property too, since valuations can differ<\/a> significantly from agent to agent. Seeking valuations from a mixture of high street and hybrid agents such as Yopa is useful since they can bring different expertise to the table. You can also use the opportunity to find out more about how they would market your property and the fees<\/a> or commission you could expect should you decide to use them to sell your home. <\/p>\n\n\n\n

So, you\u2019ve done your research and booked your valuation. What happens next and how long will the valuation take? <\/strong><\/em><\/p><\/blockquote>\n\n\n\n

Generally, you can expect a house valuation to last anywhere from 15 minutes to an hour<\/u><\/strong>, depending on the size and layout of your property. An agent will usually ask you to allow an hour for the appointment, so they have time to talk through the details of the property and your price expectations with you. <\/p>\n\n\n\n

In preparation for the valuation, make sure you have tidied, decluttered and are presenting the house to its best advantage. The valuer will not necessarily be taking any photographs at the appointment, and they will come back at a later date to take specific photographs for marketing purposes should you engage them to sell the property for you, but you would still want them to see the property in its best light to decide on its maximum value. In particular, kerb appeal<\/a> is key, so make sure your front garden and driveway are neat and tidy and doors and windows are sparkling clean. Many prospective vendors only focus on the inside of the property when it comes time to sell but that first introduction to a property is hugely important too. You only have one chance to make a first impression after all! <\/p>\n\n\n\n

Consider any small jobs such as gardening or a fresh lick of paint here and there in heavily used areas such as hallways. You should also make sure the layout is clear by removing any clutter from a spare room or loft area to show how the space could be used for an additional bedroom, office or loft conversion. <\/p>\n\n\n\n

Also make sure\nyou have made a note of any selling points which are not immediately apparent such\nas proximity to popular schools, train stations or local amenities so that the\nvaluer takes these into account along with any alterations you have made to\nyour home since you bought it which are likely to have added value. <\/p>\n\n\n\n

Take advantage of their knowledge of the types of properties which are selling well in the current market too and seek advice on any tweaks<\/a> you could make prior to putting your home on the market which could have an impact on the asking price. Equally, the agent will be able to advise on home improvements which are unlikely to add any value, saving you unnecessary work and money. Improving the energy efficiency<\/a> of your property is always a useful selling point, however you wouldn\u2019t want to go to the extreme of installing solar panels on the roof or a wind turbine in the garden for instance! <\/p>\n\n\n\n

What is the\nvaluer looking for during the valuation?<\/strong><\/h3>\n\n\n\n

During the valuation itself, the valuer will assess the condition of your property, its current layout and whether there is any scope for extending or remodelling the property to suit a broad range of buyers. They will also be on the look out for any unique features such as period details or generously proportioned rooms and immediate selling points such as private parking<\/a> or a large, south-facing garden. Using their knowledge of the local property market they will then provide a valuation which you can use to inform your asking price. If you are applying for a mortgage for your next property<\/a>, your mortgage lender may wish to undertake a further valuation themselves. <\/p>\n\n\n\n

The valuer will\nnot <\/em>be looking at the structural condition of the property in detail and\nis unlikely to be qualified to do so. If you do have concerns about the\nstructural integrity of the property or know that some remedial work is\nrequired before you put the property on the market, you will need to ask a\nqualified surveyor<\/a> to undertake a home report or\nstructural survey. They will then be able to give you an idea of the type of\nwork which is needed, the cost of said work and the impact this will have on\nthe value of your property. <\/p>\n\n\n\n

How long\ndoes the estimate last?<\/strong><\/h3>\n\n\n\n

Once your property has been valued, do be aware that this valuation is based on the current condition of the local property market and is not an indefinite valuation. As we have seen in the last few years, sold prices can vary dramatically within even a short space of time. If your property hasn\u2019t been valued within the last 6 months it is important to seek an up-to-date valuation before you put your property on the market to ensure you do not have unrealistic expectations or, conversely, sell yourself short! <\/p>\n\n\n\n
