There are a\nnumber of reasons that it can be beneficial to find out how much your\nneighbour\u2019s property is worth. <\/p>\n\n\n\n

Perhaps it is\nvery similar to your own and you are thinking about putting your property on\nthe market. If so, you\u2019ll want to get a good sense of the value of properties\nin the local area so you can pitch your asking price accordingly. <\/p>\n\n\n\n

Alternatively,\nmaybe you or a family member would like to make an offer on your neighbour\u2019s property\nif you know that they are planning to put it on the market in the near future.\nIn this case you\u2019ll want to know a fair price to offer which you can then\nfactor in for the purposes of mortgage applications and financial planning. <\/p>\n\n\n\n

Having an\neducated idea of the value of your neighbour\u2019s property is also essential if\nyou wish to purchase some land from them since the price you offer will be\ndependent on both the value the additional land will add to your own property\nand any decrease in value to your neighbour\u2019s property that you will need to\ncompensate them for.  <\/p>\n\n\n\n

And then of\ncourse, there is just plain nosiness! <\/p>\n\n\n\n

So how do you\ngo about finding out how much a neighbour’s property is worth?<\/p>\n\n\n\n

Firstly, you\ncan get a general idea <\/strong>of the value of your neighbour\u2019s property using\nexisting property price data which is freely available online. <\/p>\n\n\n\n

You can use\nthis information to find out what your current neighbours (plus any previous owners) paid<\/a> for the property when they\noriginally bought it. For homes sold in the past 15 years or so there is also\nlikely to be a link back to the original online advertisement for the property\nwith any photographs of the property layout and interior as it was then. Local planning authority<\/a> websites will also provide information\non any extensions or renovations for a given property, plus any planning\napplications which were not approved.<\/p>\n\n\n\n

Whilst this information can be useful, it is also possible to guestimate the current value of the property based on local housing market data.<\/p>\n\n\n\n

To do so, use property\nportals Zoopla<\/a> or Rightmove<\/a>\nor the HM Land Registry<\/a> (There are separate land registry\norganisations in Scotland<\/a>, Ireland<\/a>\nand Northern Ireland<\/a>.) to find out the sold prices of\nsimilar properties in the local area over the previous few months. You can then\nrefer to property price indexes such as those provided by Halifax<\/a> and Nationwide<\/a>\nor the HM Land Registry<\/a> to see how much average house prices\nhave increased since these properties were sold. With this information, you can\nthen extrapolate a current estimated value for your neighbour\u2019s property.  <\/p>\n\n\n\n

Indeed, there\nis a wealth of property price information freely available online which will\nlet you know what is happening in the local housing market. <\/p>\n\n\n\n

Particular house\nprice trends in UK regions England and Wales<\/a>, Scotland<\/a> and Northern Ireland<\/a> are all available for instance.<\/p>\n\n\n\n

Rightmove<\/a> provides\nthe UK\u2019s biggest source of online property data<\/a> which\nalso allows you to compare current and historic housing market trends in your area<\/a>. Their house price<\/a> data and\nprice comparison reports are helpful when it comes to valuing a property in the\ncurrent market and uses comprehensive Land Registry<\/a> and Registers of Scotland<\/a> information.\n<\/p>\n\n\n\n

Zoopla<\/a>\u2019s Hometrack<\/a> website provides important property\nmarket analysis and their impressive\nSmartMap<\/a>\nallows you to define a specific search area and see the type of properties for\nsale in the area already and their asking price. <\/p>\n\n\n\n

Yopa<\/a>\u2019s\nAgent Guide<\/a> also provides objective, unique data on\nthe local housing market. This includes information such as the length of time\na property will stay on the market with a particular agent on average and key\ndata on average house prices by property type. For example, the average asking\nprice of a 3-bedroom property in a certain area. This can be very useful when\nthe time comes to either set your own asking price if you are selling or decide\non a fair offer price if you are buying. <\/p>\n\n\n\n
