With regular direct\ntrains to Croydon and London, Oxted is a haven for those who are after the best\nof both worlds: easy transport connections for work and a peaceful, rural\nsetting with a strong sense of community to call home. The town benefits from\ngreat transport links, pretty Tudor buildings and a wide range of high-quality\namenities and local schools, making it a great choice for both commuters and families\nalike. <\/p>\n\n\n\n

With the average\nhouse price in Oxted in the last year coming in at \u00a3722,072<\/a>, property prices clearly reflect the\ndesirability and great reputation of the town. Homes get snapped up quickly,\nand homebuyers can expect a bustling community feel in an area steeped in\nhistory. <\/p>\n\n\n\n

For those\ntravelling by car, the M25 keeps most of the busy traffic away from the town\nbut means Oxted is well connected to the surrounding area and the rest of the\nUK. Oxted is ideal for\nsporty types, with several high-quality sports centres and clubs in the area. Tandridge\nGolf Club<\/a> boasts incredible views across the Surrey Hills, as well\nas a busy clubhouse and fully stocked bar. There\u2019s the Limpsfield\nClub<\/a> which is home to 15 tennis courts, 6 squash courts, 2 badminton\nhalls and 5 mini tennis courts. They run coaching sessions, courses, camps, and\ntournaments both within the club and in conjunction with nearby clubs, making\nthis a real social hub and one of the most well-known facilities in the area. Tandridge Leisure Centre<\/a> also sits in the\nmiddle of the town, with a 25m pool and a full programme of exercise classes. <\/p>\n\n\n\n

Another part of what\nmakes Oxted so special is its green spaces. Surrounded on all sides by the South Downs AONB<\/a>, Limpsfield Common<\/a>,\nthe High Weald AONB<\/a>, and the Surrey Hills AONB<\/a>, you are spoilt for\nchoice for stunning, outdoor space in picturesque Oxted. The Yew Tree Way<\/a> is also perfect for cyclists and\nwalkers, with the quiet country lanes showcasing the very best of the Surrey\nscenery. <\/p>\n\n\n\n

If culture is more\nyour thing, Oxted is home to The Barn Theatre<\/a>, the oldest community theatre\nin Surrey dating back to 1923. They put on regular shows throughout the year\nincluding musicals, comedy, magic shows, and singers, with visitors travelling\nfrom across the area to attend performances. <\/p>\n\n\n\n

Thanks to the\nclose-knit local community, Oxted\u2019s yearly calendar is full of events and\nactivities for all the family to enjoy. One of the most well-known venues in\nthe area is Master\nPark<\/a>, which plays host to a huge range of events throughout the\nyear. There is The\nOxted Festival<\/a>, Oxted Boot Fair<\/a>, a silent\ncinema<\/a> and fun fairs<\/a> throughout the summer. The park is\nalso home to three sports clubs, including Oxted\nand Limpsfield Cricket Club<\/a>, Football\nClub<\/a> and Lawn\nTennis Club<\/a>, making this a real hub of the community.<\/p>\n\n\n\n

One of the more\nunusual events Oxted is famous for is its annual pram race<\/a>.\nThe race, in which teams of competitors in fancy dress race through the town\npushing prams and stopping at local watering holes, has run since 1977 and\nraises money for good causes in the area each year. Hundreds of spectators head\nto the racecourse to watch and it\u2019s one of Oxted\u2019s most unique highlights.<\/p>\n\n\n\n

Just outside of the\ntown is the stunning Titsey\nPlace<\/a>, which offers guided tours, a cafe and tea rooms, woodland walks,\nand several well-kept gardens in the grounds. The house and gardens are a great\nfamily day out all year round and attract thousands of visitors each year. Godstone\nFarm<\/a> also hosts events for children and families including farm\nsleepovers, treks, discovery trails and Christmas activities.<\/p>\n\n\n\n

Safety and Crime<\/strong><\/p>\n\n\n\n

Due to the\naffluence of the area, Oxted has occasionally been a target of crime in recent\nyears. However, the level of crime remains lower than comparable areas such as\nBrentwood and Sevenoaks according to the latest police data<\/a>. <\/p>\n\n\n\n

The local police\nare aware of the challenges of policing in a largely rural area, and as such\nhave dedicated schemes for the Oxted, Limspfield and Hurst Green<\/a> region as\nwell as a Tandridge Specialist Neighbourhood Team<\/a>.<\/p>\n\n\n\n

There are also\nseveral Neighbourhood Watch<\/a> schemes in the area which\ntake a community approach to deterring crime and reducing anti-social\nbehaviour.<\/p>\n\n\n\n
