As a\nstrapline \u201cLiphook: it\u2019s cheaper than Haslemere!\u201d seems unlikely to catch on,\nbut affordable is a relative term, particularly in the world of Instagrammable\nEnglish towns and villages. Liphook in Hampshire currently has an average house\nprice of around \u00a3580,000, which is over 20% less than popular Haslemere in nearby\nSurrey and a whopping 54% less than pricey Hampshire hotspot Soberton. In fact,\nit\u2019s still possible to find a one-bedroom flat for \u00a3120,000 and a two-bedroom\nmews house for \u00a3200,000 in one of Liphook\u2019s more recent housing developments,\nmaking the village a tempting proposition for local house hunters.<\/p>\n\n\n\n

Therefore\nit\u2019s not entirely surprising that Liphook has been picked out by the national<\/a> and local<\/a> press as an \u201cit\u201d location for 2021 that is actually still affordable,\nalbeit by Home Counties standards.<\/p>\n\n\n\n

The fact\nthat technically Liphook is a large village is a major part of its appeal since\nquality of life is also what counts, and buyers with cash after a year\u2019s worth\nof lockdown are prepared to pay for quality. And Liphook \u2013 the former home of writer\non rural matters and author of Lark\nRise to Candleford<\/em><\/a>, Flora\nThompson<\/a> \u2013 is certainly on the money in this respect and retains much of its country\ncharm. <\/p>\n\n\n\n

Although\nthe village developed<\/a> on land\nabove the marshes near the River Wey as a refuge for tenants tired of paying\ntaxes to their local lords of the manor, it was coaching that put Liphook on\nthe map as a key stage on the route from London to Portsmouth in the\nseventeenth century. Magnificent coaching inns such as The\nRoyal Anchor<\/a> were built to meet the needs of the travelling\npublic, providing further opportunities for blacksmiths, farriers, and other\nessential tradesmen linked to coaching.  \n<\/p>\n\n\n\n

Inevitably,\nthe prospect of wealthy passengers on their way to the south coast drew the\nattention of highwaymen, one of whom is said to haunt<\/a> the\nRoyal Anchor, not to mention the smugglers<\/a> who\nalso used the road. Turnpiking<\/a> the roads alleviated the crime problem and increased the speed of the\njourney prior to the arrival of the railways in 1859, making the town even more\npopular with commuters. <\/p>\n\n\n\n

Transport links<\/strong><\/h3>\n\n\n\n

Today, Liphook\u2019s railway station<\/a> provides a vital link between the\nvillage, central London<\/a> and\nthe south coast with journeys to London Waterloo, Guildford and Portsmouth\n& Southsea taking just over an hour, 27 and 45 minutes respectively.<\/p>\n\n\n\n

Like the majority of coaching towns and villages,\nthe main road formerly ran through the centre of Liphook with an impressive\nsquare full of inns and other services developing around it. However, by the\nlate 20th<\/sup> century, the UK\u2019s historic towns and villages were no\nlonger able to take the increased levels of motor traffic. Like many villages Liphook\nwas bypassed in 1992, in this case by the A3<\/a> from London to Portsmouth. The outcome\nis that Liphook retains excellent transport links and also much of its rural\nambiance. <\/p>\n\n\n\n

With Liphook\u2019s good rail and road links,\nHeathrow\nInternational Airport<\/a> is only 39\nminutes away via the A3 and M25 and Gatwick\nAirport<\/a> is under an hour by car. Southampton\nAirport<\/a> offers a good\nchoice of domestic and international flights as well and is only 47 minutes\naway via the A3 and M27. There are no direct trains from Liphook to any of\nthe closest airports, but there are regular train services to London Paddington,\nClapham Junction and Havant, which provide onward changes for air travel. <\/p>\n\n\n\n

Schools<\/strong> <\/h3>\n\n\n\n

For a village (albeit a large one) the\nquality of education in and around Liphook is above average. Both state and\nprivate schools are consistently rated highly, including Bohunt\nSchool<\/a>, which is rated \u2018outstanding\u2019\nby Ofsted and appears in the league table for the top fifty UK state secondary\nschools. Independent school <\/em><\/strong>Churcher’s College<\/a> offers a complete education for both\ngirls and boys from nursery to sixth form level, with results well above the\nnational average. Highfield and Brookham Schools<\/a> offer nursery, pre-prep and prep school\neducation for ages 2 \u2013 13 and all of Liphook\u2019s primary schools (Liphook\nJunior School<\/a>,  Hollycombe\nPrimary School<\/a> and Liphook\nInfants School<\/a> are\nrated \u2018good\u2019. Liphook residents are also well-provided for with child care and\npre-school day nurseries<\/a>, both in the village and the\nsurrounding area. <\/p>\n\n\n\n

Leisure and amenities<\/strong><\/h3>\n\n\n\n

Liphook has a good range\nof village shops, including a florist and greengrocer, an independent hardware\nstore, a cycle shop and several fashion retailers. There\u2019s also a Sainsbury’s store<\/a>.\n<\/p>\n\n\n\n

Relaxed dining is one of Liphook\u2019s best-kept\nsecrets and The Royal Anchor<\/a>, originally The Blue Anchor, is thought\nto be one of England\u2019s oldest inns. It gained regal recognition in the reign of\nKing George III and Queen Charlotte, who stayed there.\nToday, visitors are drawn by its warm ambiance, quality food and fascinating\nhistory. <\/p>\n\n\n\n

The Grade II listed Green Dragon<\/a> is also popular with locals and\nvisitors alike, serving real ales and beers, and its delightfully Tolkien-esque\nname fits well with the delicious Thai selections which form just one of the\npub\u2019s food options. Indeed, foodies are well provided for in Liphook. Guido’s\nItalian Restaurant<\/a> serves pizzas\nand classic pastas, longstanding family-run L&S\nGift and Coffee House<\/a> is\nrated for its coffee, cakes and friendly atmosphere and there is also a\ntake-away subsidiary of Hampshire\u2019s premier Michelin-listed Indian restaurant, Madhuban2go<\/a>. <\/p>\n\n\n\n

When it comes time to head outdoors, the\nEast Hampshire village is provided with some stunning outdoor space in the\nshape of nearby Queen Elizabeth Country Park<\/a>. Liphook is also the perfect starting\npoint for The Flora Thompson Circular Walk<\/a>, with an afternoon tea to finish\ncourtesy of the Old Thorns <\/a>hotel, which is also a spa, golf club\nand health club set in glorious countryside.<\/p>\n\n\n\n

Many of Hampshire\u2019s\ngreatest heritage sites such as Petworth<\/a> are also within easy reach of Liphook.\nTake a trip on the Watercress Line<\/a> and meet Thomas the Tank Engine; or\nmeet and support rare bird species at Birdworld<\/a>. Hampshire is also a county that\u2019s at\nhome with all things equine, and so it\u2019s not surprising that one of the UK\u2019s\nleading equine hospitals <\/a>is located here.  <\/p>\n\n\n\n

What\u2019s on?<\/strong> <\/h3>\n\n\n\n

Liphook is a busy village,\nwith its own Carnival<\/a>, fabulous\nsteam collection and fair<\/a>,\nand the Millennium Centre<\/a>,\nwhich is a cinema, events, and activities hub. Liphook\nHeritage Centre<\/a> is an\narchive of Liphook treasures and stories and Liphook\nin Bloom <\/a>keeps the\nvillage well, blooming lovely! There\u2019s also a monthly artisan\nand community market<\/a>, an\nannual\nbike ride<\/a>, and numerous\nclubs and societies plus a local cricket club<\/a>.\n<\/p>\n\n\n\n

And if that all sounds too\nidyllic to be true, Liphook can also turn on the drama, with theatre group The\nMad Company<\/a> which also\noffers summer opportunities for children to act at the Liphook Theatre Club.<\/a> Liphook is clearly a good location for\nbudding thespians, since it is also the home of the Stagecoach\nPerforming Arts School<\/a> for\nyoung people. <\/p>\n\n\n\n

Safety & Crime<\/strong><\/h3>\n\n\n\n

Liphook\u2019s strong sense of community has\nsurvived many changes over the centuries. It\u2019s this cohesion that makes the\nvillage a relatively low crime area. The Liphook community site is an excellent\nresource for both local news and local crime reporting, with an active link to Hampshire\nPolice and Crimestoppers<\/a>.  <\/p>\n\n\n\n
