Speak to people who have bought properties from the developer before to find out their experiences.<\/li><li><strong>Look into the property management company:<\/strong> The majority of new build estates will have a property management company in place to maintain communal areas and gardens. If they are separate to the developer, seek feedback here too and investigate the fees they charge and the contractors they use to maintain the estate. Are they offering value for money?<\/li><li><strong>Ensure that there is a valid new home warranty:<\/strong> every new home should come with a valid 10-year new home (NHBC) warranty or 6-year architect\u2019s certificate to protect new home buyers from the cost of any structural defects. <\/li><li><strong>Undertake a snagging inspection:<\/strong> this is separate to a building survey (which should also be undertaken regardless of the age of the property) and designed especially for new build properties. The snagging inspection will cost around \u00a3300-600 depending on the size and type of property and is best undertaken before you sign contracts and are tied into the purchase.<\/li><li><strong>Find out if any subsequent developments are planned for the surrounding land: <\/strong>Be clear on just how big the development will eventually be. This isn\u2019t restricted to housing, either. Are the beautiful fields at the bottom of your garden being earmarked for a motorway, busy trainline or other such undesirable works which could have an impact on the value of your property?
