If you have a house to sell to fund the purchase of
your next home, you will be in a chain with the buyer of your existing property
and the vendor of the property you wish to buy. They too could each be in separate
chains of their own, which will have an impact on the chain between the three
of you.

Being tied into
a chain when buying and/or selling your property can be particularly stressful
since you are dependent on actions and timescales outside of your control for a
successful outcome.

So, what can
you do to get out of a frustrating property chain, or avoid one completely?
Read on for some tips on side-stepping this common and often challenging aspect
of property purchases whether you are the buyer, seller or both.

One of the
easiest ways to avoid finding yourself in a chain or minimise the impact, is to
sell your own property first before you make an offer on a new one,so
you only need to focus on the purchase you are making.

Yes, you will
have to think about renting or bunking in with family for a short time which
could bring with it additional costs like rental, removal and storage fees but
vendors will always look more favourably on buyers with no chain of their own
and you may also be able to use your position to negotiate a better sale price
if you vendor has set timescales for their move.

The likelihood
of you being gazumped, is also less when you can offer the
vendor a stress free property transaction which allows them to dictate the
completion date. When you are in a competitive housing market where properties
are quickly being snapped up, it can mean the difference between bagging your
dream home or missing out completely if you are in a position to move quickly
and have cash in the bank.

When you are in
the midst of a property chain and have already exchanged contracts and spent a
significant sum on non-refundable fees like your deposit, surveys, solicitor
fees and searches there are options you can take to speed up the process
and stop your sale(s) from falling through. However, these options do come with
their own pros and cons so you will need to decide which is the right route to
take in your own personal circumstances and take advice from your conveyancer
and/or financial advisor.

Firstly, you could
take out a bridging loan, which allows you to borrow money in the short
term. This might be a good option if it is looking increasingly unlikely that
the transaction for your sale and purchase will happen on the same day and you
don’t want to lose out on the money you have already spent, or the new property
you wish to buy.

            Instant online valuation

Get a rough estimate of your home's value now.

            Face-to-face valuation

Book an appointment with your local Yopa agent.

The loan allows
you to bridge the gap (hence the name) so you can buy a property before you
have formally sold your own. A bridging loan can be arranged much more quickly
than a mortgage or remortgage loan and doing so will also show your vendor that
you are serious about the purchase despite any delays in selling your own
property.

However, there
is of course an inherent risk involved in borrowing money which is secured
against your property with the intention to pay back the loan once the property
has been sold in case there are any issues with the sale or your circumstance
change. As you would expect, bridging loans also attract high levels of
interest which could force you to sell your home at a lower price than you had
planned so you can pay off the loan quickly. If the value of the property you
are selling were to decreases substantially you may also be left unable to pay
back the loan. As such, this is not a step to be taken likely and should only
really be undertaken if you have already exchanged on both properties and you
and your vendor and buyer are therefore tied into the sale.

Alternatively,
there is also the option to remortgage your current home to free up
enough capital to cover the deposit on your new property and then, depending on
your personal circumstances, either rent out your existing property (commonly
known as “let to buy”) to pay for your new mortgage or continue to sell
the existing property without the pressure of losing out on your new home.

This does mean
that you will have two mortgages though, and to be eligible to do so you must
have already paid off a significant amount of your first mortgage (known as a
low loan to value ratio) to allow you to borrow sufficient money to cover the
deposit on your next property. Again, you should only do so once you have
already exchanged on a property and there is limited risk of gazumping or your
vendor pulling out. It is also risky to proceed with this option unless your
existing property is already on the market in case there is a delay in selling
and you are left in arrears. When remortgaging with the intention to sell you
should also ensure that there are no early repayment fees on the existing or
new mortgage which will penalise you when you sell the existing property or pay
off any of the new mortgage with proceeds from the old house sale.

How to avoid
a chain when you are a vendor

For vendors,
the main way to avoid finding yourself in a risky property chain is to make
sure you (via your estate agent) have done your homework about your
potential buyers. Whilst it is tempting to go for the highest offer you
receive, you may save yourself a lot of heartache by going with a slightly
lower offer from a more solid buyer.

Of course,
buyers can often promise the earth to secure their dream property. As such,
make sure you have seen proof of funds at an early stage if they have told you
that they are a cash buyer and a valid mortgage agreement or agreement in
principle if they are buying with a mortgage loan. For buyers who have their
own chain, make sure you have seen evidence of the sale of their existing property
progressing at a good rate before you take your own property off the market and
agree to the sale.

Keeping in
regular contact via your conveyancers throughout the property transaction and
ensuring you return your own paperwork and responses to queries in a timely
manner will also mean you avoid any unnecessary delays which could have an
impact on the wider chain. It also pays to make sure you are aware of any
deadlines that your buyer may have when it comes to mortgage agreements so that
the sale doesn’t fall through at the final hurdle.

Offering to
vacate your existing property and move into rented accommodation to ensure the
sale of your own property can be a wise move too if your buyers are chomping at
the bit and your upwards chain is moving at a slower pace.

For the uninitiated, a property chain is a series of separate property transactions which are all dependent upon each other to ensure each property purchase is completed successfully.
