As soon as you have made an offer on a property and it has been accepted, you need to arrange a survey<\/a> of the property. Unless of course you live in Scotland, where the vendor is responsible for providing a home buyer\u2019s report, which should have been completed before the property goes on the market. <\/p>\n\n\n\n

A property survey is an inspection of the condition of a property by a qualified surveyor, who you can find through the Royal Institution of Chartered Surveyors<\/a> (RICS) or the Residential Property Surveyors Association<\/a> (RPSA) depending on which type of survey you are after.<\/p>\n\n\n\n

There are 3 different types of property survey available. The condition report, a homebuyer report and a building survey, although they are given slightly different names by RICS and RPSA. The RSPA also offer a slightly different property survey for Landlords called a buy-to-let survey<\/a>. You can find more details about what these surveys involve (and what is and isn\u2019t included) here.<\/a><\/p>\n\n\n\n

The survey will cost in the region of \u00a3400-\u00a31500 depending on the type of survey you choose and the style and size of the property. The survey will show any defects or structural issues with the property and may mean that you decide to reduce your offer price<\/a> to take account of any costly issues which need rectifying. Alternatively, the vendor or developer may offer to rectify any maintenance issues prior to the sale rather than reduce the sale price.<\/p>\n\n\n\n

You can of course arrange a survey before you make an offer to inform your offer price, but generally you would do so after the offer has been accepted. This is because your offer, and the specific amount you have offered, is not legally binding until you have exchanged contracts<\/a> and paid your deposit. <\/p>\n\n\n\n

When it comes\nto new build properties, obviously you would expect the condition of the\nproperty to be immaculate since it is brand new. However, this doesn\u2019t mean you\nshould try and save yourself some money and skip the survey as this could end\nup costing you more in the long run to put right any issues you were unaware of\nwhen you bought the property.<\/p>\n\n\n\n

In fact, when\nit comes to new build properties, you should also undertake a snagging inspection<\/a>, which differs from a home buyers survey and will cost\naround \u00a3300-600. <\/p>\n\n\n\n

The snagging\ninspection is to identify any issues of workmanship, work which has not been\ncompleted to the agreed standard or specification and\/or any potential issues\nwhich are not compliant with the relevant building regulations<\/a>. It is particularly important to get a snagging inspection\nfor properties built on large developments and especially if the property you\nare purchasing is one of the last to be built on said development since these\nhomes are traditionally the ones most likely to have cost saving measures\napplied and corners cut. <\/p>\n\n\n\n

The developer should\nthen resolve any issues highlighted in the snagging report before you are due\nto move in. You should also be provided with a 6- or 10-year architect\u2019s\ncertificate which is a warranty that covers you against any structural issues\nfor the stated time period. Always make sure you see a copy of this warranty\nbefore signing any contracts and purchasing the property.<\/p>\n\n\n\n

If you are buying your new home \u2018off-plan\u2019 \u2013 meaning it hasn\u2019t actually been built yet \u2013 then always ensure you carry out the survey and\/or snagging inspection as soon as possible. Ideally before you exchange and certainly before completion<\/a> if you aren\u2019t able to do so before exchange since you will be in a stronger position to get any issues rectified before you have paid in full for the property and moved in. <\/p>\n\n\n\n

If there is one\nparticular issue that you are concerned about with a new build property, you\ncan also request a defect report from a surveyor, which means they will focus\nonly on that issue and whether there are any potential risks to you as the\nhomebuyer which are related to that issue. <\/p>\n\n\n\n

According to RICS, the homebuyers report (which they now refer to as a RICS Home Survey Level 2) is the most popular with buyers, particularly for newer properties in a good condition. However, if you are unsure of the type of survey to go for your conveyancer<\/a> and surveyor will both be able to provide guidance. <\/p>\n\n\n\n

Do also\nremember though, that neither the survey nor snagging inspection is the same as\nthe mortgage valuation survey which your mortgage lender will want to undertake\nbefore they agree to loan you the money for your mortgage<\/a> and which you may also need to pay for.\nWhen it comes to new builds, some mortgage lenders will also offer a lesser\namount than they would do for an existing home of the same value since there is\nalways an expectation that the property will come down in value in the first\nfew years once it is no longer brand new. <\/p>\n\n\n
