If you as the buyer were to pull out at this stage, you would\nforfeit your deposit and the vendor is within their rights to sue you for\nbreach of contract so you must ensure that you have all of the necessary\nfunds\/and or your mortgage in place before you sign on the dotted line. The\nsituation would also be the same in reverse if the vendor pulled out of the\nsale at this stage. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><em>But what happens next and when is the property officially yours? <\/em><\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Once contracts are signed, your conveyancer will begin to\nmake the necessary arrangements with the <a href=\"https:\/\/www.gov.uk\/government\/organisations\/land-registry\">Land Registry<\/a> to\ntransfer the property deeds from the vendor to you and facilitate the transfer\nof money to the vendor. This is also the point where you as the buyer need to\narrange the appropriate buildings insurance so that it is in place for the date\nof completion, plus any removals help you may need to transfer your belongings\nto the new property. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You may also want to start the ball rolling on arrangements\nfor utility supplies like water, gas, electricity and broadband. Even if these\nservices are in place already, you will need to make sure that it is your name\nand payment details and not the vendors which the suppliers have linked to the\nproperty. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In some instances, it is feasible to exchange contracts and complete the purchase of the\nproperty on the same day. This would be in the case of a straightforward house\nsale such as one with no chain in place.&nbsp;\n<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, for most\nproperty purchases, the completion date will generally be within one to two\nweeks of when contracts were exchanged on a date which suits both the buyer and\nvendor. Your completion date may also need to take into account the timescales\nof the current owners of the vendors new property or the new owners of your\ncurrent property if you are in a chain. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On the day of\ncompletion, you conveyancer will make the necessary arrangements to move the funds\nthey have received from your mortgage lender \u2013 plus the deposit you have\nalready paid \u2013 to the vendor.
