The district of\nLambeth is located in the South London Borough of the same name, approximately\n1 mile south of Charing Cross and on the south bank of the River Thames. The\narea was originally known as Lambehitha<\/em> in the 11th<\/sup> century,\nwhich referred to the \u2018landing place for lambs’ since it was a livestock\nharbour at the time. <\/p>\n\n\n\n

Interestingly,\nit is Lambeth\u2019s Frazier Street that is the official geographical centre for London,\nhowever, the central point is traditionally measured from Charing Cross in the City\nof Westminster.  <\/p>\n\n\n\n

With South Bank\nto the north, Elephant & Castle to the east, Vauxhall to the south and the\nRiver Thames to the west, Lambeth has excellent transport links, making it\npopular with homebuyer\u2019s keen on a brief commute. There is a vibrant cultural\nscene, and the area is home to the impressive Southbank Centre, the London\nEye<\/a> and a range of\nother galleries and theatres. <\/p>\n\n\n\n

Despite its\ncentral location property prices in Lambeth are still reasonable. The average\nhouse price in the borough was \u00a3702,593 over the last 12 months. Not the\ncheapest in South London but certainly more affordable than nearby Clapham\nCommon (\u00a31,002,982) or South West London (\u00a3823,615), especially New Covent\nGarden (\u00a31,017,778)!<\/p>\n\n\n\n

Transport<\/strong><\/h3>\n\n\n\n

The Zone 1\ndistrict of Lambeth is home to an impressive array of transport options, and\nyou can even be in the heart of Westminster within 20 minutes on foot. <\/p>\n\n\n\n

Underground\nwise, Lambeth North station is the penultimate southern stop on the Bakerloo\nLine, Southwark station is on the Jubilee Line and London Waterloo underground\nstation is home to the Bakerloo, Jubilee, Northern and Waterloo & City\nlines. <\/p>\n\n\n\n

London Waterloo\ntrain station which sits above the underground station provides an impressive\nnumber of rail services across London, the south coast and the south-west of\nEngland via South Western Railway. The adjacent Waterloo East station provides\nservices on the South Eastern main line to southeast London, Kent and East\nSussex. Nearby Kennington provides services on both branches of the Northern\nLine with Vauxhall underground station on the Victoria Line and Vauxhall rail\nstation also on the South Western Railway line.<\/p>\n\n\n\n

Lambeth\nresidents also have the benefit of the London River Services<\/a> at the London Eye (Waterloo) Pier and Festival Pier with\ncommuter services available to the City and Greenwich. At nearby St George\nWharf Pier in Vauxhall there are services available between Putney and\nBlackfriars. There are also a number of bus<\/a> and cycle<\/a>\nroutes available locally, plus a number of Santander Cycle docking stations<\/a>. \n<\/p>\n\n\n\n

The Lambeth\nRoad (A3203) connects the area to the rest of London south of the Thames and\nLambeth Bridge for destinations north of the Thames and the M25 is accessible\nvia the M4 or A3. However, Lambeth is within the Congestion Charge Zone and Ultra\nLow Emission Zone (ULEZ) and daily fees apply. <\/p>\n\n\n\n
