{"id":2285,"date":"2025-03-13T08:39:37","date_gmt":"2025-03-13T08:39:37","guid":{"rendered":"https:\/\/www.yopa.co.uk\/homeowners-hub\/?p=2285"},"modified":"2025-03-13T11:36:20","modified_gmt":"2025-03-13T11:36:20","slug":"what-does-freehold-mean","status":"publish","type":"post","link":"https:\/\/dy36-2.stage.yopa-dev.co.uk\/homeowners-hub\/what-does-freehold-mean\/","title":{"rendered":"What does &#8216;freehold&#8217; mean?"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">When you purchase a property in the UK it\nwill either be on a \u2018freehold\u2019, \u2018share of freehold\u2019, or \u2018leasehold\u2019 basis.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Buying a <strong>freehold property<\/strong> means that you are purchasing ownership of the property and the land on which it is built on an indefinite basis. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A \u2018<strong>share of freehold<\/strong>\u2019 means that you jointly own the freehold interest of a building with other leaseholders, typically in flats or apartments. In practice, this gives you greater control over property management decisions, service charges, and lease terms, usually through participation in a management company or residents\u2019 association.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In contrast, purchasing a <strong>leasehold property<\/strong> means you are only entitled to possession of the property for the set period noted in the lease agreement you have with the landlord or \u2018freeholder\u2019. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This lease agreement confirms how many\nyears that you will own the property before ownership returns to the landlord.\nThe lease may also require you to pay additional charges such as an annual\nground rent, service charges and adhoc maintenance fees. It might specify what\nyou are allowed to do with the property in terms of renovations or conditions\nof use as well.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Since 2019, no new-build houses have been\nsold on a leasehold basis, although new purpose-built flats or shared ownership\nproperties can still be sold as leasehold properties.
