In the UK, most homes are sold on either a freehold or leasehold basis, although the rules for leasehold properties are slightly different in Northern Ireland<\/a> and Scotland<\/a>.<\/p>\n\n\n\n

When you buy a property on a freehold<\/a>\nbasis, you are buying ownership of the property and the land it is built on\nindefinitely. In fact, you are even entitled to ownership of the airspace\ndirectly above you!   <\/p>\n\n\n\n

In contrast, when you buy a home on a leasehold<\/a>\nbasis, you are only buying possession of the property for the length of time\nstated in your lease agreement with the freeholder or \u2018landlord\u2019 of the\nproperty. Once the lease has expired, ownership will then revert to the\nfreeholder. <\/p>\n\n\n\n

Traditionally, extending your lease has\nbeen a tricky (and costly) business requiring specialist legal advice. However,\nit is an essential step for those with a lease of 80 years or less,\nparticularly if they are considering selling in future. <\/p>\n\n\n\n

The Leasehold Reform, Housing and Urban\nDevelopment Act 1993 gives leaseholders the right to buy the freehold to their\nproperty, which is known as leasehold enfranchisement<\/em>, but this also comes\nat a considerable cost. <\/p>\n\n\n\n

So, is it worth buying the freehold to your\nhome or is extending\nthe lease<\/a> a better option?<\/p>\n\n\n\n

Given the many advantages of freehold\nversus leasehold ownership, buying the freehold to your leasehold property is\nalways the best option as soon as you can afford to do so, since it will give\nyou full ownership and use of your property on a permanent basis.<\/p>\n\n\n\n

Leasehold reform<\/strong><\/h3>\n\n\n\n

There have long been calls for the\ngovernment to review and simplify the leasehold system. Whilst we have seen the\nabolition of ground rent for new<\/em> leasehold properties as of 1 July 2022,\nand the introduction of the Leasehold and Freehold Reform Act 2024 in May 2024\nand it\u2019s roll-out by the Labour Government since then, there is still more to\ndo, especially for existing owners of leasehold properties. <\/p>\n\n\n\n
