A homebuyer\u2019s survey is an inspection of\nthe condition of a property you plan to purchase by a qualified surveyor. <\/p>\n\n\n\n

The survey is usually undertaken once you\nhave made an offer which has been accepted by the vendor. The surveyor will\ntake note of any structural issues or defects and present their findings in a\nreport to the buyer. <\/p>\n\n\n\n

How long does the survey take to\ncomplete and when will you receive the survey report?<\/strong><\/h3>\n\n\n\n

The surveyor will take around 1-4 hours to\ncomplete the physical survey of your home, depending on the size and type of\nproperty. Full structural surveys, which are more in-depth, can take anywhere\nbetween 3-8 hours to complete.<\/p>\n\n\n\n

In terms of when you will receive the final\nsurvey report, the general time taken is around 3-5 working days with a more\ndetailed structural survey taking around 8 working days, although of course\nthis depends on the workload of the individual surveyor. <\/p>\n\n\n\n

As such, it is important to ask about your\nsurveyor\u2019s timescales before you instruct them to undertake the work,\nparticularly if you have a tight moving deadline. <\/p>\n\n\n\n

When should the survey happen? <\/strong><\/h3>\n\n\n\n

You must ensure that the survey (plus\nany local\nsearches<\/a>) are undertaken before contracts have been exchanged<\/a> and\nyour offer is legally binding. This is because the results of the survey may\nmean that you wish to adjust\nyour offer price<\/a> to cover the cost of any unexpected repairs or maintenance\nissues, or stipulate in the contract that the vendor must undertake remedial\nwork to resolve these issues before the sale goes through.<\/p>\n\n\n\n

In Scotland, it is the vendor<\/em> who must\narrange (and pay for) the home buyer\u2019s report before the property is listed on\nthe market. In England and Wales, the buyer covers the cost of the survey,\nwhich is usually around \u00a3400-1500 depending on the level of\nsurvey that you choose and the type of property being surveyed.<\/p>\n\n\n\n

Is a survey the same as a mortgage\nvaluation or snagging report?<\/strong><\/h3>\n\n\n\n

A homebuyer\u2019s survey is different to\na mortgage<\/a> valuation,\nwhich is the survey a mortgage provider will have undertaken to ensure the\nproperty is worth what you plan to pay for it (and the amount that they plan to\nloan you for your mortgage). In\nmost cases in England and Wales, the buyer pays for the mortgage valuation,\neither directly or as part of the lender\u2019s arrangement fees. Some mortgage\nproducts include a free valuation, but this varies between lenders.<\/p>\n\n\n\n

If you are buying a new\nbuild property<\/a>, particularly on a development as opposed to a one-off\nbuild, it is useful to undertake a snagging inspection as well. This is\nseparate to a homebuyer\u2019s report and will look for any issues with the property\nin terms of workmanship, work not completed to specification or areas that may\nbreach building regulations. The developer is then obliged to fix these issues\nbefore you move in. You should also have a 6- or 10-year architect\u2019s\ncertificate of structural warranty, so do make sure that this is in place before\npurchase.<\/p>\n\n\n

Who undertakes the survey?<\/strong><\/h3>\n\n\n\n

Whilst you do not need to undertake the\nsurvey before making an initial offer, it can speed up the buying process if\nyou find a surveyor when you begin your house search. The same is true of\nsolicitors\/conveyancers, estate agents and removals\ncompanies<\/a> since you may need to do a little research to find the ones\nwho are right for you.<\/p>\n\n\n\n

You should always get a few different quotes\nand have a look at online reviews to aid your decision and it is extremely\nimportant to ensure that your surveyor is a member of the relevant accrediting\nbody. <\/p>\n\n\n\n

Surveyors\nfrom the Royal Institution of Chartered\nSurveyors<\/strong><\/a> (RICS)<\/strong> provide Level 1, Level 2 and Level 3 reports,\nwhich correspond with Condition Reports, Homebuyer Reports, and Building\nSurveys, respectively.<\/p>\n\n\n\n

Surveyors\nfrom the Residential Property Surveyors\nAssociation<\/strong><\/a> (RPSA) offer different options, including the Home\nCondition Survey – which is similar to the RICS Homebuyer Report \u2013 and the Buy-To-Let Survey<\/a> which\nis aimed at Landlords and considers how the construction and condition of the\nhome affects the way tenants will live in it.<\/p>\n","protected":false},"excerpt":{"rendered":"
