There are a number of reasons why you might\ndecide to take your home off the market. They may be purely personal or related\nto the way an estate agent has managed your sale. You may even have had a\nchange of heart about moving house.<\/p>\n\n\n\n

Whilst there can often be unforeseen\ncircumstances that mean you need to rethink the sale, taking a property off the\nmarket can be a costly move so it shouldn\u2019t be something you do lightly, especially\nif you already have a buyer lined up.<\/p>\n\n\n\n

So, when it comes to a rethink of your\nproperty sale, when is it okay to ask an estate agent to take a property off\nthe market?<\/p>\n\n\n\n

The relationship with your estate agent\nhas broken down<\/strong><\/h3>\n\n\n\n

Obviously, you need to be realistic about\nyour property\u2019s value and the time it takes to actually sell a property,\nespecially if your home wouldn\u2019t appeal to a huge range of buyers.<\/p>\n\n\n\n

However, if your house isn\u2019t selling as\nquickly as you would expect (particularly in comparison to similar properties\nlocally); you have discussed all\nof the options<\/a> with your agent; feel that they either aren\u2019t making\nenough effort to sell your property, don\u2019t have the expertise to do so or they\nare not marketing it in the way you would like; it may be time to walk\naway. <\/p>\n\n\n\n

Before you do so, make sure you have\nreviewed your agreement with the agent so that you are aware of any potential\nfinancial penalties in the form of a forfeiture fee, covering any advertising\ncosts the agent has incurred, or liability for paying their total fee. Even\nagents working on a commission-based or \u201cno sale, no fee\u201d basis may expect\npayment of all or part of the commission if your contract with them includes a\n\u201cready, willing and able purchaser\u201d clause and they have a buyer lined up.<\/p>\n\n\n\n

Unless you are signing a multi-agent\ncontract, estate agents will generally ask for exclusivity for a set period of\naround 6-12 weeks, so listing with another agent before the end of this notice period\ncould incur a financial penalty too. You may also be expected to pay a\n\u201cfinder\u2019s fee\u201d if a buyer who was introduced to your property via the original agent\nbuys it at a later date.<\/p>\n\n\n\n

If you still want to sell your property but\nwish to use a different estate agent, do some research<\/a>  to see who\nbest fits your needs and has had success in selling properties near to asking\nprice in your local area.<\/p>\n\n\n\n

Whilst any concerns you have about a\nparticular agent should always be raised with the agent directly in the first\ninstance, you can also talk to The\nProperty Ombudsman<\/a> or Propertymark<\/a>.<\/p>\n\n\n\n

You have had an unexpected change to\nyour personal circumstances<\/strong><\/h2>\n\n\n\n

There will be times when you need to make a\nU-turn on a house sale for completely personal reasons. Whether it be ill\nhealth, a bereavement or a change to your financial situation, things can\nchange significantly between you deciding to sell and the house being listed.<\/p>\n\n\n\n

If this is the case, it is always worth\nspeaking with your estate agent as soon as possible about the situation. Many\nagents will consider waiving any associated penalty fees on a case by case\nbasis, particularly if you are more likely to re-list with them in future.<\/p>\n\n\n\n

At the request of a serious buyer<\/strong><\/h3>\n\n\n\n

You may find that favourable buyers, such\nas those paying in cash or with no chain, make an offer which is subject to the\nproperty being taken off the market and no more viewings taking place. They\nwill want to avoid being gazumped<\/a>\nand secure the property at the price they have offered, but if you really want\nto keep the property listed until the sale has gone through, try and reach a\ncompromise whereby the listing is changed to \u201csold subject to contract\u201d or\nagree to remove the listing for a fixed period subject to the sale progressing\nwithin a set timeframe.<\/p>\n\n\n\n

The impact of the local and national\nproperty market<\/strong><\/h3>\n\n\n\n

The time it takes to sell a property can\nvary hugely based on the location and property type. However, unless you live\nin a particularly remote area or your property will only appeal to a niche\nmarket, the general rule of thumb is that the longer your home has been on the\nmarket, the less appealing it will seem to potential buyers and the more likely\nyou are to receive lower offers. <\/p>\n\n\n\n

If you haven\u2019t received any serious\ninterest or offers within two-three months, it may be time to reevaluate,\nparticularly if there are external factors at play within the local and\nnational property market such as rising inflation or changes to stamp duty\nrates, both of which we have experienced in recent years. <\/p>\n\n\n\n

Generally, Spring and Autumn are the peak\nseason for property transactions in the UK, but your agent will be able to\nguide you on how the local market is faring and any upcoming developments\nwithin the property sector such as changes to legislation, regulations or tax\nimplications which could impact the timing of your sale. <\/p>\n\n\n\n

By removing your property listing you can\nalso take the opportunity to make any changes needed to the way it is marketed\nor tackle any home improvement issues to increase interest. <\/p>\n\n\n\n

However, if you are removing the property\nlisting in an effort to reset your days on the market, push your property to\nthe top of Rightmove and Zoopla\u2019s newest listings, or increase the asking\nprice, this could backfire when shrewd buyers do a little research (or simply a\nquick Google of the address) and come across your previous listing. So, proceed\nwith caution!<\/p>\n\n\n
