You buy a percentage of your home (anywhere from 10% upwards, but usually between 25-75%) and the local housing association owns the rest; you then pay rent to the housing association for the percentage that they own. Simple!<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This usually means a smaller deposit and mortgage for the homebuyer, which makes buying a home an affordable option for many people who might be priced out of the traditional buying route or who are struggling to get a big enough mortgage. There is often the option to purchase the housing association\u2019s shares over time too (known as \u2018staircasing\u2019), so that you own 100% of your home. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the same way as any other property owner, whilst you are part of a shared ownership arrangement you live in the property, decorate as you please* and decide to <a href=\"https:\/\/www.yopa.co.uk\/property-valuation\">sell<\/a> whenever you want to. You are only applicable\nfor shared ownership if your household income is \u00a380,000 a year or less\n(\u00a390,000 a year or less if you live in London) and:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>you are a first-time buyer;<\/li><li>you used to own a home, but cannot afford to buy one now (e.g. you have separated from a partner and you are both now buying your own homes); or<\/li><li>you are an existing owner of a shared ownership property who is looking to move.<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Who owns the remaining percentage of my\nhome? <\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Shared ownership homes are most commonly\npaid for by <a href=\"https:\/\/www.housing.org.uk\/about-housing-associations\/\">housing associations<\/a>. Some <a href=\"https:\/\/www.gov.uk\/find-local-council\">councils<\/a> and private developers are also involved.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The Government also funded a number of shared ownership properties under their <a href=\"https:\/\/www.sharetobuy.com\/guides-and-faqs\/shared-ownership-vs-help-to-buy\/\">Help to Buy<\/a> scheme, although the Help to Buy equity loan closed to new applicants as of 31 October 2022. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">More information on the Government&#8217;s current shared ownership model can be found at:  <a href=\"https:\/\/www.sharetobuy.com\/new-shared-ownership-model\/\">https:\/\/www.sharetobuy.com\/new-shared-ownership-model\/<\/a><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Are all properties which are for sale\navailable on a shared ownership basis? <\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">No. Shared ownership properties are generally either new-build properties or resales of current shared ownership properties. If you are buying a resale property it is also worth noting that you will need to pay at least the same share amount as the current owner. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>What are the advantages of shared\nownership?<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\"><li>You can get on the property ladder much sooner.<\/li><li>You can buy the type of property you want to buy in your preferred location even if you are buying solo or would struggle to get a mortgage for the full asking price.<\/li><li>A smaller deposit (usually around 5% of your share of the property) and a smaller mortgage mean you are less likely to overstretch yourself financially. <\/li><li>The majority of shared ownership properties are new-build, and offer the perks of a <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/should-you-buy-a-new-build-home\/\">new-build property<\/a>, such as limited maintenance and lower running costs.&nbsp; <\/li><li>You have the flexibility to buy further shares at the current market value so that you can eventually own the property outright.<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>What are the disadvantages of shared\nownership? <\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\"><li>Shared ownership properties are always sold on a <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/what-is-leasehold\/\">leasehold<\/a> basis. However, some shared ownership properties can become <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/what-does-freehold-mean\/\">freehold<\/a> once you have topped up your shares to 100% and own the property outright. Do make sure you check that this is the case before purchase though and be aware that you may be liable for a one-off tax on the property&#8217;s \u2018lease premium\u2019 when staircasing to complete ownership.<\/li><li>Not all mortgage lenders will offer mortgages for shared ownership properties and there will generally be more paperwork and hoops to jump through for those that do so factor this in.<\/li><li>You have to pay the full amount for ground rent and any service charges on your property, irrespective of the percentage of the property you own.<\/li><li>If <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/stamp-duty-calculator\/\">stamp duty<\/a> is applicable, you will need to pay stamp duty on the total value of the property if you purchase a share of 80% or more of your home. Since December 2020, there has been the option to pay stamp duty <a href=\"https:\/\/www.gov.uk\/guidance\/sdlt-shared-ownership-property\">only on the share you are buying<\/a>, but be aware that any price increase to the property in future means the amount you owe in stamp duty also increases if you decide to purchase more shares in your home.<\/li><li>*Whilst there are no restrictions on internal d\u00e9cor, depending on the type of property and the housing association you have bought with, you may need to seek permission for any structural repairs or improvements you wish to make. <\/li><li>You are unable to sublet to a roommate or lodger. <\/li><li>If the price of the property increases over time, it can take longer to \u2018staircase\u2019 and own 100% of your property outright.  <\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>What happens if\/when I want to sell the\nproperty?<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">If you own 100% of your property you can sell and market it yourself via an estate agent in the usual way. If they still own a percentage of your home the housing association has \u2018first refusal\u2019 i.e. the right to buy it first. They also have the right to find a buyer before the property goes on the open market, which is known as the nomination period. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You will also need to cover the\nfollowing costs which are payable to the housing association:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>A marketing fee.<\/li><li>The housing association\u2019s legal fees.<\/li><li>A leasehold information pack.&nbsp; <\/li><li>An <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/how-much-is-an-epc\/\">energy performance certificate<\/a> (EPC). <\/li><li>A <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/how-do-you-value-a-shared-ownership-home\/\">property valuation<\/a> by a team of surveyors appointed by the housing association.<\/li><li>An assignment fee if the housing association finds a buyer for the property.
