Whether it’s for insurance purposes, preparing for maintenance or just some good old-fashioned curiosity, there are times when it’s incredibly useful to know when your property was built. With a new build property you\u2019ll obviously have that information to hand, and if your property is listed the National Heritage List for England (NHLE)<\/a> keeps records on the date of construction and significant features*. But how do you find the age of an older property when no details are available?<\/p>\n\n\n\n

Unfortunately,\nthere isn\u2019t a one size fits all approach to finding out when your house was built,\nand it varies from house to house as to where you will find the information.<\/p>\n\n\n\n

Whilst the HM Land Registry<\/a> does register the ownership of land and property in England and Wales (with the Land Register of Scotland<\/a> doing so in Scotland, the Property Registration Authority<\/a> in Ireland and the Land Registry<\/a> in Northern Ireland), these records relate solely to land ownership, not what is actually built on the land and when. If your property was sold by the developer who actually built the house, then the date of first transfer or lease in the title register does gives you a good starting point. Equally, your local planning authority<\/a> may have a record of any planning permission granted on the property which may contain information on the age of the original structure as well as any later additions. <\/p>\n\n\n\n

If you’re still completing the buying process, the seller\u2019s property information form may contain details of the history of the house such as the date it was built. Your survey could also provide this information depending on the type of survey you undertake. We always recommend a thorough survey when buying a new property, regardless of whether you want to find out its age – particularly if the property is older, in a poor condition or an unusual layout. Specific period features can often be a giveaway. For instance, Georgian buildings (1714-1830) are known for intricate plasterwork on ceilings, wood panelling, flat or shallow roofs, symmetrical or classical order construction, and stucco facing. Bay and sash windows, steep pitched roofs and ornamental stone and stained-glass d\u00e9cor are examples of Victorian architecture (1837-1901), while the Edwardians (1901-1918) favoured Dutch gable roofs, timber cladding, smaller square windowpanes and larger, suburban garden plots. Neighbours who live in a similar style of property might also be able to shed some light on the history of the properties in your area and yours in particular.    <\/p>\n\n\n\n

In the case of building insurance, many insurance companies are happy with an approximate date and will want to concentrate on areas such as specific building materials, roof style, security and the local area when it comes to their assessment and quote. However, if you do want to know the specific date that your property was built then local archives like parish and county records are available at most libraries<\/a> and can shed a lot of light on local urban developments. <\/p>\n\n\n\n

If you\u2019re curious about the former occupants or businesses who resided in your property, archived data like electoral registers can be a goldmine of information. If you have a rough idea of when the house was built the census will provide the first mention of the address and the people who lived there when census data was recorded. Local historical societies keep copies of old OS maps, photographs and regional records and may be able to point you in the direction of more resources. <\/p>\n\n\n\n

In essence, it’s time to play detective and hit the research trail, but hopefully we’ve provided you with a good starting point! <\/p>\n\n\n
