Whilst you\u2019ll probably have heard about \u201cgazumping<\/a>\u201d \u2013\nwhen another buyer jumps in with a higher offer which the seller accepts \u2013 you\nmay be less familiar with \u201cgazundering\u201d. <\/p>\n\n\n\n

Gazundering is when a buyer lowers the offer price that they have agreed with the seller at the last minute, just before contracts are <\/strong>exchanged<\/strong><\/a>. <\/strong><\/p>\n\n\n\n

In the current buyers\u2019 market, this\nannoying practice is more prevalent, and there isn\u2019t a lot a seller can do\nother than agreed to the lower price, put the property back on the market, or\ntry and renegotiate, perhaps offering sweeteners like an expedited moving date or\nthe inclusion of additional fixtures and fittings.  <\/p>\n\n\n\n

Of course, there are times when there is a\nlegitimate reason for a buyer to lower their offer. Say if a house\nsurvey<\/a> has thrown up costly issues, or a mortgage valuation down\nvalues<\/a> the property. <\/p>\n\n\n\n

However, some unethical buyers do try to\nget a better deal by dropping their offer at the last moment, knowing that\ntheir seller may be forced to accept the lower price, so their own property\npurchase doesn\u2019t fall through.<\/p>\n\n\n\n

So, how do you reduce the risk of\ngazundering?<\/p>\n\n\n\n
