From Grand Designs to the Restoration\nMan, it is clear that the British obsession with repurposing former churches,\nschools and industrial sites to create characterful homes with quirky, original\nfeatures shows no signs of abating, and perhaps none more so than railway\nstations. <\/p>\n\n\n\n

Following the introduction of the modern railways in the early 19th<\/sup>\ncentury, Rail Mania<\/a> saw around\n5,000 railway stations spring up across the UK on numerous local trainlines.\nHowever, by the 1960s, motor vehicles had become more affordable for the masses\nand passengers and goods suppliers were opting for road travel over rail, leaving\nmany stations operating at a loss. This prompted Dr (later Lord) Beeching,\nChairman\nof the British Railways Board, to produce his controversial 1963 report entitled\n‘The Reshaping of British Railways’. By the end of the 1960s, around 2300\nrailway stations and around 5,000 miles of railway\ntrack had been closed as a result, leaving many railway stations, stationmaster\nhouses, cottages and signal boxes derelict.  <\/p>\n\n\n\n

Over the last 40 years there\nhas been a surge in interest in restoring these sites for both commercial and\nresidential use and despite the Government\u2019s pledge<\/a> to reinstate historic railway lines in January 2020 with \u00a3500 million\nrestoration fund, there are still opportunities for private buyers to purchase\nrailway land and buildings. <\/p>\n\n\n\n

But whether you are looking for a restoration opportunity or a quirky, heritage home where the hard work has already been done for you<\/a>, how do you go about finding that illusive property? <\/p>\n\n\n\n

Any land available for\npurchase \u2013 both residential and commercial \u2013 which still belongs to Network\nRail is listed on their website<\/a>. However, it is important to note that\na formal consultation must be undertaken and buyers will need to cover all\ncosts for Network Rail such as surveyor and legal fees, which could be upwards\nof \u00a37,000. <\/p>\n\n\n\n

When buying land or property\non or near to a railway line, buyers should also be aware that Network Rail and\nother organisations who own nearby lines may still need occasional access to\ntheir property, even disused railway sites. There may also be certain\nrestrictions in place in terms of the types of renovations you can undertake on\nland near to railway lines due to buried cables, electrified tracks or\nhigh-voltage overhead cables. As with any sale, always do your homework and\ncheck the relevant Land Registry<\/a> details and property deeds. For the completists, Wikipedia\nprovides a fairly comprehensive list<\/a> of disused rail and London underground\nstations in Britain which is a good starting point if you have a particular\narea in mind or want to find out how other stations and railway buildings have\nbeen adapted over the years. <\/p>\n\n\n

Unfortunately, at the time of writing there isn\u2019t an exhaustive directory of disused railway stations for sale but we have found a way of coaxing Google in to providing one for you. <\/p>\n\n\n\n

Indeed, rather than trawling every single listing on Rightmove and Zoopla (and us<\/a>, of course!), head over to Google and simply type in site:rightmove.co.uk \u201crailway station\u201d<\/strong>, or site : zoopla.co.uk \u201cformer railway station\u201d<\/strong> etc. and voila! Specific regions can also be added if you have a particular area in mind, although it is best to keep this broad for the best range of results. <\/p>\n\n\n\n
