Exploring the pros and cons."},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Ask any first time buyer\nwhat they are looking for in their first home and 9 times out of 10 they will\nget that slightly dreamy look in their eye and words like \u2018period features\u2019 and\n\u2018plenty of character\u2019 will fall off their tongue.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And yes, that charming,\nVictorian terrace with high ceilings, picture rails and original fireplaces (oh\nmy!) may scream character, but a leaky roof, woodworm and damp proofing can certainly\ntake the shine off that perfect home glow.&nbsp;\n<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Enter the new build. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ideal for those who like\nthe idea of a home that has been theirs and theirs alone, whilst some shudder\nat the thought of a potentially boxy and characterless existence. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But what is the reality of\nbuying a new build and could it be a potential option to consider for your next\nmove? Read on to find out more. <\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Pros of a new build\nhome<\/strong><\/h4>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>No\nchain.<\/strong> Until you\u2019ve\nbeen in a painful, protracted house-buying chain, the beauty of buying\nchain-free or just needing to deal with the buyers for your existing property\ncannot be overemphasised. If you are chain free yourself, you may even be able\nto shave more off the asking price by offering a quick completion to a\ndeveloper who is keen to sell.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Lower running costs.<\/strong> New homes are built to modern specifications which are more cost effective and <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/how-much-can-i-add-to-the-value-of-my-home-by-making-it-more-energy-efficient\/\">energy efficient<\/a>, reducing the impact on both your purse strings and the environment. A win-win surely?<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>That\nlovely new home warranty.<\/strong>\nThe 10-year new home (NHBC) warranty and 6-year architect\u2019s certificate are\ninsurance policies to protect new home buyers from the cost of any structural\ndefects. Open\nplan kitchen\/dining options make practical family or entertaining spaces now\nthe kitchen has become the hub of the home. Whilst new build properties may\noffer less in actual square footage, they are often cleverly designed to\nmaximise on the available space, often with input from the buyer.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Influencing the design.<\/strong> In many cases you can specify exactly which fixtures and fittings you would like during the build stage. Not having to live with or correct someone else\u2019s dodgy DIY or dire home d\u00e9cor decisions means saving money from the get-go. Having your say on the layout from the design phase can also save costly alterations and extensions down the line and with more people than ever working from home now, being able to carve out separate workspace is a big plus.<\/li><\/ul>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Cons\nof a new build home<\/strong><\/h4>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>The potential struggle to get a mortgage.<\/strong> Mortgage lenders are often cautious when it comes to <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/do-new-build-properties-really-lose-value-after-you-buy-them\/\">valuing new build properties<\/a>, since the main selling point of a new build property \u2013 and the reason for a potentially inflated asking price \u2013 is the fact that it is brand new and under warranty. Therefore, the <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/what-does-loan-to-value-ltv-mean\/\">loan to value<\/a> (LTV) offered by lenders is often less than for an older property with the same asking price since there is an anticipated price dip in a new build property once it is no longer brand new. This means you may have to pay more than the traditional 10% deposit to secure a good mortgage rate. So if you are considering a new build property, make sure you factor in this additional upfront cost and do a little research in the local area in terms of equivalent property prices to ensure your property retains its value and doesn\u2019t leave you in negative equity. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Short turn around on completion. <\/strong>Many developers will stipulate a short turnaround from the payment of the deposit to completion of the purchase (often 28 days) which doesn\u2019t leave much time to get your mortgage in place. It pays to get the ball rolling on your <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/what-happens-after-you-get-a-mortgage-agreement-in-principle\/\">mortgage in principle<\/a> as soon as you decide you want to buy any home, but particularly for a new build. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Imagination\nversus reality. <\/strong>If the\nproperty isn\u2019t built yet (and you are buying \u2018off-plan\u2019 to use the official\nlingo) you are relying on a show home and fancy computer software to imagine\nthe finished product. Do your homework and visit properties with similar\ndimensions (by the same developer if possible) and be prepared to haggle over\ninteriors to avoid the disappointment of a smaller than anticipated property\nwith a premium price and bargain basement fixtures and fittings. If your new\nhome is on a large development, ensure you are familiar with the final layout for\nthe development before purchasing so you aren\u2019t left feeling too overlooked by\nyour neighbours. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>When\nis a four-bedroom house not a four-bedroom house? <\/strong>When developers squeeze in as many\nproperties to a new development as possible to maximise on profit this means\nsquare footage is often not at a premium. The cost of a swanky, brand-new pad may\nmean you sacrifice living and garden space. In reality, your four- or\nfive-bedroom house may not actually be any bigger than an older 3-bedroom\nproperty down the road. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Lack\nof character<\/strong> \u2013 There is\nno getting away from the fact that many new build homes just don\u2019t have the\ncharacter of period properties, so if that is what you are after an ultramodern\nnew build may not be for you. However, whilst some newer designs may feel a tad\nboxy, on the upside you don\u2019t have any wonky, uneven walls or impractical,\noutdated layouts to contend with.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Disruption<\/strong> \u2013 if you are an eager beaver and move\ninto a new build home on a development which is still being completed, you may\nneed to invest in some noise cancelling headphones! Happily, the disruption\nwill have an end date, but make sure that you are aware of the scale of the\ndevelopment and when it is due to be completed so you can decide if the pain of\nliving adjacent to a building site is worth it.
