Twice voted one of Britain\u2019s best places to live by the Sunday Times in 2013 and 2014 and coming in second in Time Out\u2019s<a href=\"https:\/\/www.standard.co.uk\/news\/london\/clapham-voted-best-place-to-live-in-london-a2953626.html\"> 20 best places to live in 2015<\/a>, the area\u2019s popularity certainly hasn\u2019t decreased since then.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Only 5 miles from the city with excellent connections, a cultural smorgasbord and a family-friendly vibe, residents also benefit from some of the lowest tax rates in the country thanks to Wandsworth Council.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Add to that the great schools, plethora of green space and plenty of bars, restaurants and events, what\u2019s not to love?<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Transport links<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Balham station is home to both underground and overland trains in London\u2019s Zone 3. The underground station is on the Northern Line, with links to Victoria in 15 minutes and London Bridge and Charing Cross in 20-30 minutes (and is also reputedly the closest station to central London where you can still snag that all important seat!). Trains are every few minutes and run 24 hours a day at the weekend. Despite the name, Clapham South underground station can also be found in Balham and its Zone 2 location (and reduced travel costs!) make it a popular alternative.&nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The suburb is out of the congestion charge zone; however, London traffic can always be an issue and parking may be challenging in Balham if you don&#8217;t have your own parking space. The closest motorway is the M25, but due to its central location the easiest way to travel outside of London is generally to drive through the suburbs to reach connecting motorways, such as the M4 via Hammersmith.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Plenty of<a href=\"http:\/\/content.tfl.gov.uk\/bus-route-maps\/balham-a4.pdf\"> London buses<\/a> also serve Balham, payable only by oyster or contactless card, and they connect to places like Clapham, Streatham, Brixton and Crystal Palace. Balham also benefits from the<a href=\"https:\/\/www.bikemap.net\/en\/o\/1077494\/#11.34\/51.4644\/-0.1357\"> Cycle Superhighway 7<\/a> which brings suburban commuters into the heart of the city.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Nearest stations:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Balham<a href=\"https:\/\/tfl.gov.uk\/hub\/stop\/HUBBAL\/balham\/\"> underground<\/a> and rail station&nbsp;&nbsp;<\/li><li><a href=\"https:\/\/tfl.gov.uk\/hub\/stop\/940GZZLUTBC\/tooting-bec-underground-station\/\">Tooting Bec<\/a><\/li><li><a href=\"https:\/\/tfl.gov.uk\/hub\/stop\/940GZZLUCPS\/clapham-south-underground-station\/\">Clapham South<\/a><\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Schools<\/strong>&nbsp;<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">One of Balham\u2019s biggest draws (despite that low Council Tax!) are its<a href=\"https:\/\/reports.ofsted.gov.uk\/search?q=&amp;location=balham&amp;lat=&amp;lon=&amp;radius=&amp;level_1_types=0\"> brilliant schools<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.schoolguide.co.uk\/primary-schools\/balham\">Primary school<\/a> options are plentiful. From private options, like the highly rated Hornsby House, independent prep Finton House and selective St Thomas\u2019s School to Ofsted\u2019s \u2018outstanding\u2019 Henry Cavendish, Telferscot and faith schools Holy Ghost RC and St Anselm&#8217;s RC, Balham has you covered.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In terms of<a href=\"https:\/\/www.schoolguide.co.uk\/secondary-schools\/Balham\"> secondary schools<\/a> in Balham, Chestnut Grove School is a coeducational secondary school which consistently receives \u2018good\u2019 or \u2018outstanding\u2019 Ofsted reports and nearby La Retraite RC Secondary School and Sixth Form for girls also rates highly. Oak Lodge School is also located in Balham and is primarily a secondary school for deaf students, or those with speech and communication difficulties. Oak Lodge also accepts students from all over London.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Balham\u2019s excellent travel links mean that all the London universities are a short hop, skip and a jump away. In particular, Imperial College London, which lags just behind Oxbridge on the<a href=\"https:\/\/www.timeshighereducation.com\/student\/best-universities\/best-universities-uk\"> Times Higher Education ranking<\/a>, has rail links with Balham and can be reached in just 34 minutes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For those smaller members of the family, South West London isn\u2019t known as \u2018Nappy Valley\u2019 for nothing and Balham is no exception! You can find plenty of activities to keep tiny tots amused all week long at<a href=\"https:\/\/www.happity.co.uk\/balham\/baby-toddler-classes\"> Happity<\/a> or<a href=\"https:\/\/thrive.wandsworth.gov.uk\/kb5\/wandsworth\/fsd\/home.page\"> Thrive Wandsworth<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Leisure and amenities<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Outdoor space is plentiful in Balham, which is surrounded by not one, but three leafy commons: Clapham, Wandsworth and Tooting. And for good measure, Battersea Park with its impressive children\u2019s playground is also on the doorstep. For an indoor workout you are also spoilt for choice, but the<a href=\"https:\/\/www.placesleisure.org\/centres\/balham-leisure-centre\/\"> Balham Leisure Centre<\/a> with its gym, swimming pool, sports halls and playground is a good start.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There are plenty of great<a href=\"https:\/\/www.timeout.com\/london\/food-drink\/balham-restaurants\"> restaurants in Balham<\/a>, including The Cyclist (said to be a \u2018modern British pub\u2019), The Avalon (a posh gastropub), and trendy cafe Foxcroft and Ginger. With cuisine from around the world from Japanese to Lebanese and everything in between, you are spoilt for choice. For something more relaxed, head to a plethora of independent coffee shops and brunch stops like the popular<a href=\"http:\/\/www.milk.london\/\"> Milk<\/a> or<a href=\"https:\/\/www.bertieandboo.com\/\"> Bertie &amp; Boo<\/a> which also has a handy soft play area for parents in need of a caffeine fix!<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Whilst nearby Clapham and Brixton might offer more in terms of nightlife, for a more relaxed night out closer to home check out<a href=\"https:\/\/www.fireflybar.co.uk\/\"> Firefly<\/a>, home to craft beer, cocktails and Thai food,<a href=\"https:\/\/hagenandhyde.com\/\"> Hagen &amp; Hyde<\/a> for live music and<a href=\"https:\/\/theexhibit.co.uk\/\"> The Exhibit<\/a> with its very own cinema and screenings especially for your four-legged friends. Special mention also goes to<a href=\"https:\/\/thebedford.com\/\"> The Bedford<\/a>, who have hosted everyone from U2 to Ed Sheeran and Eddie Izzard in between at their live music and comedy club nights.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Whilst admittedly less rock and roll, Balham is also famous for its<a href=\"https:\/\/londonist.com\/london\/museums-and-galleries\/sewing-machine-museum\"> Sewing Machine Museum<\/a> (yes, really!), which has one of the best collections of sewing machines in the world.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>What\u2019s on?&nbsp;<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The<a href=\"https:\/\/balhamliteraryfestival.co.uk\/\"> Balham Literary Festival<\/a> and<a href=\"https:\/\/balhamcomedyfestival.com\/\"> Balham Comedy Festival<\/a> happen annually, and showcase the best of the rich artistic talent the area (and beyond) has to offer.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Every year on August Bank Holiday,<a href=\"https:\/\/www.southwestfour.com\/\"> SW4 festival<\/a> is also hosted on nearby Clapham Common. Regarded as one of the best of South London\u2019s festivals, electronic and techno music is the order of the day.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A<a href=\"https:\/\/www.timeout.com\/london\/shopping\/hildreth-street-market\"> TimeOut<\/a> and foodie favourite, Hildreth Street Market offers local produce and food stalls from Monday-Saturday 8am-6pm. Newcomer<a href=\"https:\/\/www.facebook.com\/BalhamStreats\/\"> Balham Streats<\/a>, a monthly street food market of independent retailers has also established itself as firm favourite in Balham.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Safety &amp; Crime<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Generally, Balham and the wider Wandsworth area is one of the safest parts of South London.The borough of Wandsworth has a lower than average rate for drugs and a higher than average rate for theft, particularly bicycle theft.
