Buying a property is without doubt one of the biggest things you\u2019ll ever do in terms of time, effort, and emotional stress – and definitely when it comes to spending money. 
<\/p>\n\n\n\n

Most people will need a mortgage<\/a> to finance their new home, and that will require putting down a deposit. But how much will you actually need for that deposit? There is a minimum amount, of course, but after that there is a \u2018sliding scale\u2019 element, where the larger the deposit you have, the better the mortgage deal you can access.
<\/p>\n\n\n\n

<\/p>\n\n\n\n

Minimum house deposit = 5% of property value
<\/h3>\n\n\n\n

In today\u2019s market, the bare minimum you\u2019ll need is equivalent to 5% of the value of the property you\u2019re buying. Your mortgage lender will then supply the other 95%<\/a>.
<\/p>\n\n\n\n

To work out how much this comes to in real terms, you\u2019ll have to assess prices for properties in the area<\/a> you\u2019re searching.
<\/p>\n\n\n\n

The average house price in the UK in December 2025 was \u00a3270,000 – meaning that a 5% deposit for a typically-priced property would come in at \u00a313,500. <\/p>\n\n\n\n

Why bigger deposits are better<\/h3>\n\n\n\n

1 – Cheaper monthly repayments<\/strong><\/p>\n\n\n\n

If you\u2019re a first time buyer, there are some compelling reasons to put down a bigger deposit if you can afford to.
<\/p>\n\n\n\n

The larger a deposit you put down, the less risky you are to lenders and the more inclined they are to offer you lower interest rates on your loan. Putting down a bigger deposit will also mean you pay less in monthly repayments going forward, since both the size of the loan and the amount of interest will be lower.<\/p>\n\n\n\n

The number you\u2019re looking to boost is your loan to value<\/a> (LTV), i.e. how much you\u2019re borrowing compared to the property\u2019s value. You should aim for a low LTV (go for 80% or less if you can), as this ultimately means better interest rates.<\/p>\n\n\n\n

2 – Owning more of your home outright<\/strong>
<\/p>\n\n\n\n

A bigger deposit also means you own more of your home from the outset and you\u2019ll be less likely to fall into negative equity (i.e. owing more than your property is worth), which avoids potential problems further down the line when you want to move home or switch mortgages.
<\/p>\n\n\n\n

Of course, this is all very dependent on what you can afford, how quickly you want to buy, and how much your dream home is worth.

Government schemes to help you buy a home<\/strong><\/h3>\n\n\n\n

Whilst the Help to Buy Equity Loan scheme has now closed to new applicants, there are still several government-backed schemes designed to help first-time buyers with smaller deposits get on the property ladder. This includes the First Homes Scheme, Shared Ownership and the Lifetime ISA (LISA). Other options for mortgages<\/strong>
<\/h3>\n\n\n\n

If you have a low\/no deposit, it can still be possible to obtain a mortgage with the involvement of a guarantor such as a family member<\/a> who owns their own property and is also named on your mortgage. This means they take on some of the risk and make your application more favourable to lenders. Alternatively, you have the option to buy a property with<\/a><\/em> a family member or friend, splitting the cost of the deposit and other purchase fees.
<\/p>\n\n\n\n

Buy To Let mortgages also work differently when it comes to deposits. You\u2019ll usually need to put down more (around 25%), as rental properties are deemed a riskier investment for lenders. As with residential mortgages, the higher your deposit, the better mortgage deal you\u2019re likely to get. <\/p>\n\n\n
