So, if there was ever a time to make sure that you have all of your ducks in a row then this is certainly it!<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Indeed, when you plan to purchase a property as a long-term home, it\u2019s essential to identify the lifestyle you want first. For example, a homebuyer who is seeking peaceful countryside seclusion will have different priorities to that of a city dweller. You might also want to think about how your priorities may change in another five or ten years; for instance, do you <em>really<\/em> need that large, four bedroom house if your children are about to head off to university? <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">With this in mind, we\u2019ve taken a look at the key things you should consider when buying a new property, from queries about the local area to the house itself, all the way through to adding value to your new home in the future.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>The local area<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">When choosing a long-term home, there are a number of important factors about the local area that you will want to take into account:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><em>Quality of life:<\/em> Consider the local infrastructure, amenities, schools, shops and healthcare.  Depending on your stage of life, you are likely to prioritise this list differently. Make sure you know what your deal breakers are ahead of time. <\/li><li>A<em>re you within a reasonable commute of work or other commitments? <\/em>What are public transport options like and will they work for all members of the family or will you have to commit to playing chauffeur? <\/li><li><em>Parking:<\/em> Is there on or off-street parking available? Keep an eye out for the following issues when viewing the outside of any potential property.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><em>Noise pollution<\/em> &#8211; Try to schedule viewings at different times of day and visit the area during the week <em>and<\/em> at weekends to get an accurate sense of how busy it may be. Noisy neighbours or traffic from local schools or businesses could all have an impact on your enjoyment of the property. Equally, if you have an especially noisy brood, you may find that a tranquil, rural location isn&#8217;t right for you.  <\/li><li><em>Structural integrity<\/em> &#8211; Keep an eye out for any structural issues such as hairline cracks in walls, a sagging or badly-maintained  roof, subsidence or damp issues, which can prove costly to rectify. Before you purchase any property, we would always recommend seeking a professional surveyor&#8217;s report. Unless shaded by high fencing or a wall, a south-facing aspect will enjoy the most sun throughout the day. In contrast, east-facing kitchens benefit from morning sunshine while west-facing rooms are usually brighter for longer into the evening. If a particular area looks freshly repainted, you could ask why. Is it to cover or disguise an underlying problem?<\/li><li><em>The age and service history of heating and ventilation systems<\/em> such as boilers and double-glazing. Older units and window frames will be less efficient and incur higher bills and an increased carbon footprint.<\/li><li><em>Look inside the loft <\/em>and check that daylight isn\u2019t showing through. Beware of noticeable draughts. If all or part of the building has a flat roof, double check whether its surface is made of asphalt and gravel or the more reliable membrane roof covering. <\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Adding value<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Whether you&#8217;re planning to purchase your forever home, or you might be likely to resell in the years to come, you want to know that you have made a good investment. A house in a popular location near good schools and amenities is generally a safe bet for retaining value, but are there other ways you can add value to a new property? <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li> <em>Modernising the d\u00e9cor<\/em> &#8211; Look beyond existing fixtures and soft furnishings if they are a bit dated. It\u2019s relatively easy and affordable to update the appearance of a home with new flooring, a lick of paint, attractive curtains or blinds and matching fittings.  <\/li><li><em>Energy-efficient upgrades<\/em> &#8211; whilst solar panels and heat pumps are a pricey investment, there are a number of more affordable options for increasing the energy efficiency of a property and adding value to boot.
