Below, we review the factors involved when it comes to\nbuying garden land and explain two ways to calculate the price, along with the\npossible implications for homeowners (and their mortgages) if the plot adjoins\na property.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Land values by area<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Gov.uk lists <a href=\"https:\/\/www.gov.uk\/government\/collections\/land-value-estimates\">average land\nvalues<\/a> by\nlocal authority area, but according to their disclaimer, the data is for survey\npurposes only and shouldn\u2019t form the basis of valuations for commercial\ntransactions. The Gov.uk figures are used for public policy appraisal of values\nfor agricultural versus industrial land usage across England\u2019s local\nauthorities and \u2013 at the time of writing \u2013 the most recent data available was for\n2019 and published in August 2020.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Furthermore, the\nGov.uk analysis highlights that land value is particularly sensitive to\nplot-specific variation. So, whether you are selling or purchasing a plot of\nland, the true value which can be placed on it depends on several important factors:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>The location<\/li><li>The condition of the land<\/li><li>The size of any existing garden<\/li><li>The <a href=\"https:\/\/www.yopa.co.uk\/online-valuation\">value<\/a> of the house next to it<\/li><li>Whether <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/does-a-private-driveway-add-value-to-a-property\/\">car parking<\/a> would be possible on that land<\/li><li>The relative scarcity of land for sale in the area<\/li><li>Other local competition factors<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>How are mortgages affected by buying or selling garden land?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Owner-occupiers\nwho have mortgage finance and want to sell part of the garden land that\nsurrounds their property will first need to obtain their lender\u2019s agreement and\nmay need to <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/how-do-you-remortgage-your-house\/\">remortgage<\/a>. To release\nand discharge the plot of land the bank, building society or other mortgage\nlender may also want a partial repayment of the original amount (i.e. capital\nsum) borrowed. Equally, if you are increasing the size of the land on which\nyour property sits by purchasing more adjacent land you will need to let your\nmortgage provider know, especially if you plan to add the purchase price to\nyour existing mortgage. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Ways to value garden land<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">So, when it\ncomes to valuing garden land, there are generally two ways in which to do so.\nFirstly, the <em>comparable<\/em> method looks at sales of similar plots and then\nadjusts the figure accordingly to take scarcity, plot size and location into\naccount.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Secondly, the <em>marriage\nvalue<\/em> method calculates the amount by which adding the land would enhance\nthe value of any house with which it merges, before deciding on a fraction of\nthe sum \u2013 usually half. Where applicable, it may also be prudent to consider\nthe corresponding reduction in the value of the seller\u2019s property.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Although these\nconcepts for assigning value are relatively simple, in practice it may not be quite\nas straightforward since it can be challenging to track down sufficient\nreliable evidence of sales. Although <a href=\"https:\/\/www.yopa.co.uk\/homeowners-hub\/how-do-you-find-out-how-much-a-property-last-sold-for\/\">house sales\ndata<\/a> is\nwell reported, land sale treaties are more private, often between two\nindividuals and unadvertised. Typically, terms might seek to prevent noise nuisance from the\nplot, such as inconvenience caused by possible future building work.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In some cases, other clauses may apply. Overage provisions, for instance, mean that the landowner who sells the plot will be entitled to a payment if the buyer obtains planning permission on the land after the transfer and for a predetermined period.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Finally, depending on the area, the seller may want to reserve mineral and subsoil rights or include clauses for sporting rights and even airspace.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In short, the factors that affect garden land prices are many and varied.
